The proposed development plan is consistent with the City's General Plan. <br /> <br />The subject prope~ is designated by the Land Use Element of the Pleasanton <br />General Plan for Retail/Highway/Service Commercial, Business, and Professional <br />Office land uses. The proposed commercial building would be subject to the <br />permitted uses of the existing PUD Development Plan for this site which match <br />this land use designation. The proposed FAR meets thc requirement of the <br />Pleasanton General Plan for the overall property. The proposed commercial <br />building implements the applicable policies and implementation strategies of the <br />Downtown Specific Plan. <br /> <br />The proposed development plan is compatible with previously developed <br />properties located in the vicinity of the plan. <br /> <br />The proposed building design complements the character of the Downtown and <br />West Angela Street. The building form, materials, and detailing replicate specific <br />detailing utilized on the Pleasanton Station building. The proposed storefront <br />details replicate the storefront designs of the commercial structure on 400 Main <br />Street. The proposed building fagade is located directly on the West Angela <br />Street sidewalk, matching the storefront orientations of existing West Angela <br />Street commercial structures. <br /> <br />The proposed development plan is compatible with the natural, <br />topographic features of the site. <br /> <br />The subject property is flat. Proposed grading would be limited to that necessary <br />to ensure positive drainage to private storm drains in the parking area. <br /> <br />The grading in conjunction with the proposed development plan takes into <br />account environmental characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, slides, or flooding to have as <br />minimal an effect upon the environment as possible. <br /> <br />The subject property is flat. Proposed grading would be limited to that necessary <br />to ensure positive drainage to private storm drains in the parking area.
