10. <br /> <br />The water feature located at the "fountain plaza'' opposite the ~al Avenue project en- <br />tra~e- shall f~ure an operating fountain. The' fountain shall include public art. The <br />fountain design shall be include~ on the ~flnal landsCaPe plan f6~ this area, submitted to <br />the*Planning D~rector for review and approval before issuance of a building permit. <br /> <br />11. <br /> <br />All building entrances shall be enhanced with entry-type structures. The design of the <br />structures shall be submitted to the Planning Director for review and approval prior to is- <br />suance of the first building permit. The entry-structure shall be used for each building <br />covered by this approval. <br /> <br />Plaanin~R~luirements: <br /> <br />12. <br /> <br />Sit~ and building signage for the office deVeloPment shall be r~ewed under a compre- <br />he~ive signing program submitted to the planning Director for consideration under sepa- <br />rate application. General specifications for the site/building signs would include the <br />business park monument sign loCations facing Bernal Avenue and Valley Avenue shown <br />on the development plan, one (1) project, identification sign facing 1-680 or the I- <br />680/Bernal Avenue exit ramp, one (1) building-mounted sign per building above the first- <br />floor level facing any direction, one (1) monument identification sign per building, and <br />traffic-directory signs. Except for the traffic directory signs, all lettering shall be con- <br />sixocted of metal letters with halO-lit or flood-lit illumination. <br /> <br />13. <br /> <br />With the first construction phase, the project developer shall construct Buildings "A" and <br />"B', the "looped" private street fxom Valley Avenue, the entire landscape area facing I- <br />680'and the I-6$0/Bernal Avenue exit ramp, and the landscape/sidewalk areas facing <br />Bethal Avenue. Parking and other infi~Ixucmre requirements to match the building in- <br />tensity proposed in any phase shall be reviewed and approved by the Plann~Lng Director <br />prior to building permit(s) for each phase. <br /> <br />14. <br /> <br />The project developer shall work with representatives of the Civic Arts Commission in <br />ide~tifijing a program for the display of permanent Publi~ artwork for the overall project. <br />The program shall identify the locatiOnS for public art work, the type o~art work (e.g., <br />mobile :scUlpture, static sculpture, metal, mas6m'y, etc.)'and a hierarchy 0f l~ublie art <br />work, e.g., major project identification piece, individual building pieces, ere: The project <br />developer shall submit tbe public art program to the Plannit, g Dit~:tor for review and ap- <br />proval before issuance of the first building permit. <br /> <br />15. <br /> <br />The fifteen foot (15' 0") wide landscape areas located between parking and private streets <br />and the perimeter landscape areas facing Bemal ~venue, I'680 and the 1-680/Bemal <br />Av~ue exit ramp, and facing the southeasterly project boun~ line shall be configured, <br />graded, and maintained to function as vegetative filter sWales.
