The width of the private streets shall be reduced to twenty-eight feet (28' 0"); the east- <br />west streets shall be further reduced to twenty-five feet (25' 0") from their intersection <br />with the private driveways along 1-680 to the decorative, private sweet/driveway inter- <br />sections from Valley Avenue. This change shall be shown on a project-wide site plan <br />submitted with the first building permit application for review by the Planning Director, <br />or with the tentative map application for review by the Planning Commission, whichever <br />occurs first. <br /> <br />o <br /> <br />The setback areas between the two buildings facing Valley Avenue and the two (2) pri- <br />vate streets from Valley Avenue shall be treated with a combination of hardscape mate- <br />rial, e.g., tile, brick, etc., and tree wells. This change shall be shown on the site-specific <br />site plan submitted with these buildings' building permit application(s) for review and <br />approval by the Planning Director before issuance of a building permit. <br /> <br />o <br /> <br />The project developer shall enhance the "Pedestrian Site Access Path" linking the en- <br />trances to Buildings "B" with the "drop-off' areas by increasing the width of the adjoin- <br />lng parking space end caps to ten feet (10' 0'). In this larger space, the project developer <br />shall install three (3) trees, the size and species already matching that chosen by the proj- <br />eet developer for these areas. This change shall be shown on the site-specific site plan <br />submitted with these buildings' building permit application(s) for review and approval by <br />the Planning Director before issuance of a building p6~mit. <br /> <br />o <br /> <br />The overall project landscape area adjoining the 1-680/Bemal Avenue exit ramp shall be <br />modified to match the appearance of the similar landscape area of the "Bemal Corporate <br />Park" facing 1-680. To accomplish this objective, the project developer shall increase the <br />number of plant species in this area, and shall arrange the plantings in clusters and <br />groupings that achieve a varied appearance in terms of heights and density and which <br />frame views of the site and of Buildings "D" from the freeway and exit ramp. This <br />change shall be shown on a project-wide landscape plan for this area, submitted with the <br />first building permit application for review and approval by the Planning Director before <br />issuance of a building permit. <br /> <br />o <br /> <br />Along the Bernal Avenue project frontage, thc project developer shall provide a thirty- <br />three foot (33' 0") wide landscape area, measured from the face-of-curb to the private <br />street/~veway/parking row. In this area, an eight foot (8' 0") wide meandering side- <br />walk/bicycle pathway shall be installed. Planting in this area shall match the appearance, <br />(e.g., clusters, groupings, etc.) of the planting areas located on the north side of Bemal <br />Avenue between 1-680 and Valley Avenue with, additionally, berms and shrub planting <br />utilized to screen parking areas from view.
