If the <br />City Engineer determines otherwise, the project developer shall install standard oil/water <br />separators in the parking areas as required by the City Engineer. <br /> <br />Prior to issuance of the first building/on-site permit, the project developer shall submit a <br />maintenance program for the vegetative swale areas, to ensure their continued function as <br />a landscape filter area for stormwater runoff from the parking areas, or for the oil/water <br />separators. If the overall development site is subdivided, the maintenance program(s) <br />shall be included in the CC&R.'s. If not subdivided, in order to identify the maintenance <br />program to future property owner(s), it shall be identified in the parcel's title via a deed <br />restriction, recorded prior to occupancy of the first building. The wording of the <br />CC&R's/deed restriction shall be provided to the City Attorney for review prior to reeor- <br />darien. <br /> <br />The project developer shall install an electrical chafing station to two (2) parking spaces <br />convenient to the buildings' entrances for a charging station for an electrically powered <br />vehicle. The project developer shall install with the building's construction a sign by the <br />designamd parking spaces stating: "Parking for Electrical Vehicles Only, Contact <br />Building Owner for Information". These changes shall be shown on the building pen-nit <br />plan set submitted for review and approval by the Planning Director before issuance ora <br />building permit. <br /> <br />The project developer shall install a designated smoking area set away from the build- <br />ings' main entrances. This change shall be shown on the building permit plan set sub- <br />mitt~d for review and approval by the Planning Director before issuance of a building <br />permit. <br /> <br />The project developer shall submit a final lighting plan for the building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />Site lighting shall be directed away from the residences located on the northeasterly side <br />of Valley Avenue and shall achieve the requirements of the Security Ordinance. <br /> <br />There shall be no truck deliveries, parking lot sweeping, or garbage pick-up between the <br />hours often (10:00) p.m. and six (6:00) a.m. <br /> <br />Any restaurant facility, including cafeterias, shall be equipped at all times with filtering <br />devices to minimize odors and fumes. <br /> <br />The project developer shall prepare a program of alternative transportation measures in- <br />eluding, but not limited to, rideshare matching and subsidies/rewards, preferential park- <br />ing, alternative work hours, and carpooling/vanpooling, the means by which these meas- <br /> <br />E. rdnibit "C", $P-9.~-O2/PUD-O0-02 August 8, 2000 <br />GHC B~/.~ lN¥~rons, LLC Page 4 of 14 <br /> <br /> <br />
