c) <br /> <br />shall be responsible for maintenance of all str. eetscape installed behind curbs and <br />all landscaping installed as buffers between residential use and the Alameda <br />County Transportation corridor and drainage channels. <br /> <br />All maintenance responsibilities within the.neighborhood and Phase II Interim <br />Open Space lands (upon City taking ownership) shall be the responsibility of the <br />city. <br /> <br />M. NOISE <br /> <br />67) <br /> <br />Soundwall~ and Berms. Property Owner shall construct noise attenuation barriers to <br />shield future Project land uses from exterior noise emanating from the 1-680 f~eway and <br />the UPRR railroad tracks. <br /> <br />1-680 Soundberms. Property Owner may construct an. earthen berms parallel to 1- <br />680 on the west side of the freeway, as shown on Figure 6-1, Noise Attenuation <br />Diagram of the Specific Plan. Alternatively, the Property Owner may requires the <br />City to allow the soundberm to be relocated to the easterly side of Street B. City <br />approval would require City Council approval, by resolution. The soundberm on <br />the west side of the freeway shall be constructed in conjunction with any <br />residential development within the Western Parcel. <br /> <br />i) <br /> <br />If constructed along the freeway, the height of soundberm in the Western <br />Area shall be 16 feet as measured from existing ground surface adjacent to <br />CalTran's right-of-way line to the top of the berm. The height of the berm <br />may undulate to provide a more natural appearance, but shall not be less <br />than the specified heights. If constructed along Street B, the height of the <br />berm may be reduced, but it must achieve at least the same sound <br />attenuation as the 16-foot berm. The Property Owner shall submit a noise <br />analysis to the City for review should it request approval of the relocated <br />berm, indicating the appropriate height of the berm in this location to <br />provide the same protection as the original 16-foot berm. A noise barrier <br />in this location may be a combination berm/wall if satisfactorily screened <br />by landscapiog. <br /> <br />ii) <br /> <br />The design of soundberms should also undulate from side to side, such <br />that the berm is not a regular, linear feature paralleling the freeway. <br /> <br />iii) <br /> <br />Soundberms shall be attractively landscaped, but such landscaping shall <br />not be allowed to grow to such height as to continuously block views from <br />1-680 to Pleasanton Ridge. Taller landscaping shall be clustered to <br />provide view corridors to the Ridge. Property Owner shall be responsible <br />for maintenance of the 1-680 soundberm landscaping until such time as the <br />City uses the property for a use necessitating the noise attenuation of the <br />soundberm.
