materials shall be attractive, provide shade an.d, where practicable, shall be <br />drought resistant, non-invasive, and native plants. Landscaped areas shall include <br />a varied palette of plant materials emphasizing flowering groundcovers, shrubs, <br />and omamental trees. Landscape materials shall provide dense cover when used <br />as screening. Retaining walls with natural surface materials or low contrast color <br />and vegetation treatments may be used along Project roads to minimize grading. <br /> <br />d) <br /> <br />Water efficient irrigation systems shall be utilized to conserve water in all Project <br />irrigation of public landscape areas. <br /> <br />e) <br /> <br />A comprehensive community lighting plan shall be prepared for the Project, <br />including the Village Commons and the neighborhood parks. Project lighting, <br />other than street lighting, shall seek to avoid excessive light or glare during the <br />night. Street lighting at streets adjacent to Phase II lands both sides shall be <br />allowed wider spacing, about __ feet so long as intersections, curves, and <br />underpasses are adequately lit. <br /> <br />f) <br /> <br />In addition to the Bemal Avenue Design Plan described above, the Landscape <br />Plan shall provide the conceptual landscape strategy for all locations at the Project <br />edge where the Property abuts adjacent uses. <br /> <br />g) <br /> <br />Proposed noise berms along 1-680 shall be landscaped in a natural appearing <br />manner, but landscape material shall not be allowed to grow to such height as to <br />continuously block views from 1-680 to Pleasanton Ridge. Taller landscaping <br />shall be clustered to provide view corridors to the Ridge. <br /> <br />Landscaping shall be provided as a means of improving the appearance of any <br />soundwalls that may be constructed along the UPRR railroad tracks. <br /> <br />i) <br /> <br />Landscaping shall be utilized along the edge of the Alameda County <br />Transportation Corridor as a buffer and a means of reducing potential light and <br />glare from, and visibility of the nearby industrial and warehousing operations. <br /> <br />J) <br /> <br />Additional vegetative screening shall be used along the development edges, where <br />appropriate, to soften views of peripheral buildings and to integrate landscaping <br />with native vegetation. <br /> <br />66) <br /> <br />Landscape Maintenance. Property Owner shall be responsible for replacement of all <br />landscaping that does not survive initial planting for a one (1) year warranty period <br />following installation. <br /> <br />Following the one-year warranty period, City shall accept all maintenance <br />responsibility for all Project landscaping within medians, traffic circles and <br />roundabouts. <br /> <br />b) Private homeowners, homeowners' associations, or private maintenance districts <br /> <br />Conditions of Approval Page 36 of 44 August 9, 2000 <br /> <br /> <br />
