removed, a bond for their replacement landscaping must be posted, and <br />replacement landscaping must be complete within twelve (12) months of <br />their removal, and <br /> <br />v) <br /> <br />certain median trees and trees on the northern frontage of Bemal Avenue <br />as necessary for planned access into and from the Project 9. Property <br />Owner shall phase removal of such trees consistent with intersection <br />improvements as needed. <br /> <br />General Landscape Requirements. The Preliminary Street Tree Plan, Exhibit 16, <br />Landscape Buffer (Soundberm) Plan (Exhibit 17), and individual project landscape plans <br />shall be revised to incorporate the following changes. Revised landscape plans shall be <br />submitted for review and approval by the Planning Director prior to approval of the first <br />final map for the Project. <br /> <br />The Landscape Plan shall include a landscaping program for the south (Projec0 <br />side of Bemal Avenue that is consistent with and complimentary to the syeamure <br />tree-lined streetscape on the north side and in the median of Bemal Avenue. The <br />landscape program shall: <br /> <br />i) <br /> <br />be consistent with the Community Character Element of the Pleasanton <br />General Plan, <br /> <br />ii) <br /> <br />provide for a tree-planting program for those trees removed in or along <br />Bemal Avenue, utilizing tree species complementary to the sycamore trees <br />presently lining Bemal Avenue, and <br /> <br />iii) provide for bicycle paths and sidewalks along Bemal Avenue. <br /> <br />b) <br /> <br />The Landscape Plan shall include a consistent and comprehensive streetscape <br />landscaping program for all major public streets and parking lots within the <br />Program. Streetscape design shall correspond to and enhance the hierarchy of <br />street types; identify key Program entt~ points; provide a pedestrian, human scale <br />to the street environment; provide for pedestrian safety; provide shading for <br />streets; and provide shade and landscaping in parking lots. The streetscape <br />landscaping program shall include the following major components: <br /> <br />i) <br /> <br />For Valley Avenue from Bemal Avenue to the Village Commons, <br />landscaping shall be installed within the median, and in tree wells located <br />within the building setback from the edge of the street. <br /> <br />ii) <br /> <br />Each major Project enla3, point along Bemal Avenue shall have a <br />distinctively landscaped entry feature. <br /> <br />c) <br /> <br />Plant materials shall be used to establish a hierarchy of streets; to identify key <br />entries, and focal points; and to screen unsightly uses or noise sources.
