64) <br /> <br />L. LANDSCAPING <br /> <br />Tree Preservation and Removal. Property Owner shall retain as many mature, healthy <br />trees as feasible, recognizing that implementation of the Land Use Plan will result in <br />removal of certain trees within planned development areas. <br /> <br />a) <br /> <br />Trees to be Retained: The existing trees to be retained in the Project site are as <br />shown on the Tree Preservation and Removal Plan prepared by San Francisco and <br />incorporated into this approval by this reference and generally include the <br />following: <br /> <br />i) <br /> <br />existing oak trees located on the side of the knoll in the Eastem Area.. <br />The entire knoll area shall be preserved and dedicated to City of <br />Pleasanton. <br /> <br />ii) <br /> <br />all riparian vegetation along the Arroyo de la Laguna, with the exception <br />of certain trees that may need to be removed in order to accommodate <br />improvements to the Bemal bridge. <br /> <br />iii) <br /> <br />the majority of sycamore and other species of trees located on the north <br />side of Bemal Avenue, except for certain rte, es that will need to be <br />removed to accommodate planned improvements at the Bemal <br />Avenue/Valley Avenue intersection, and <br /> <br />iv) <br /> <br />existing oak trees located in the Western Area, between the dry channel <br />and Arroyo de la Laguna. <br /> <br />b) <br /> <br />Trees to be Removed. Trees that are to be removed are as shown on the Tree <br />Preservation and Removal Plan, which lie within the Phase I development <br />areas, and generally include the following: <br /> <br />i) all existing willow and cottonwood trees in the Eastern Area, <br /> <br />ii) <br /> <br />the existing ~rees planted parallel to, but approximately 1,200 feet south of <br />Bernal Avenue within the Central Area affected by the Phase I <br />development. <br /> <br />iii) <br /> <br />all trees, primarily consisting of previously planted ornamental species, <br />located in the vicinity of the former farmhouse in the Western Area, <br /> <br />iv) <br /> <br />all sycamores, walnuts and other trees along the southern fromage of <br />Bernal Avenue from the Arroyo de la Laguna to Valley Avenue and as <br />necessary to accommodate Street W's extension, generally as shown on <br />Exhibit 15, Bernal Avenue Improvements.
