e) <br /> <br />g) <br /> <br />the UPRR right-of-way, <br /> <br />iv) <br /> <br />an un-numbered channel that carries drainage from the Alameda County <br />fairgrounds from Bemal Avenue to Line B-2-2 (along the UPRR right-of- <br />way), <br /> <br />v) <br /> <br />an un-numbered channel that carries drainage from adjacent Kaiser <br />property to Line B-2-1 along the UPRR right-of-way, and <br /> <br />vi) <br /> <br />an un-numbered channel that carries drainage along Bemal Avenue to <br />Line B-2-1 along the UPRR right-of-way. <br /> <br />Storm water detention basins shall be designed within the City's Phase II lands, <br />and may be constructed within neighborhood parks, and/or other, open space areas <br />if no other areas are reasonably feasible, to temporarily detain the post- <br />development peak runoff increase from the site anticipated under 100-year storm <br />event conditions. <br /> <br />i) City standard design criteria shall be used for all detention facilities. <br /> <br />ii) <br /> <br />A maintenance plan, subject to review and approval of the City Engineer, <br />shall be prepared for the detention ponds and shall include details <br />regarding de-silting and long-term maintenance. Access for maintenance <br />vehicles to the detention ponds shall be provided on a surface approved by <br />the City Engineer. The maintenance plan shall be approved prior to <br />recordation of the first final map and improvement plan which include a <br />detention pond. <br /> <br />iii) The City will maintain these detention ponds. <br /> <br />Storm drain system outfalls into the B-2-1 channel shall be designed according to <br />Zone 7 standard design criteria included in the Alameda County Flood Control <br />and Water Conservation District Hydrology and Hydraulics Criteria Summary. <br /> <br />Stormwater drainage system improvements as shown in Exhibits 11-14 may be <br />phased in over time as the Project develops, or interim facilities may be <br />constructed, provided that all improvements required to detain post-development <br />runoff for each tentative map area and as necessary to convey stormwater flows <br />across the Project area, shall be installed and operational commensurate with <br />development. <br /> <br />i) <br /> <br />Any storm drainage system improvements necessary to convey storm <br />drainage on properties east of the Eastern Area (off-site) shall be <br />completed by others. <br /> <br />ii) All storm drain inlet shall be labeled with wording "No Dumping - Drains <br /> <br />Conditions of Approval Page 30 of 44 August 9, 2000 <br /> <br /> <br />
