54) <br /> <br />55) <br /> <br />56) <br /> <br />ii) <br /> <br />Relocation of this line may be completed in phases, provided that <br />appropriate connections are made to e'nsure that transmission of water to <br />Castlewood is not interrupted. <br /> <br />Backbone Sewer Collection System. Property Owner shall be responsible for installing <br />all on-site sewer collection system improvements as shown on Exhibits 11-14, <br />Preliminary Grading and Utility Plan. <br /> <br />Such improvements shall be designed and constructed consistent with City design <br />standards, subject to review and approval of the City Engineer. <br /> <br />b) <br /> <br />The Property Owner shall install an all weather paved wad, or its equivalent to <br />provide access to the syphon and sewer main located on Parcel 16. <br /> <br />c) <br /> <br />Sewer collection system improvements as shown in Exhibit 7 may be phased over <br />time as the Project develops, provided that all improvements required for each <br />tentative map shall be installed and operational commensurate with development. <br /> <br />The developer of Parcel 2 shall cooperate with the City should the City choose to <br />relocate the sewer main and/or pump station currently located along the Arroyo de <br />la Laguna to this development's westerly street. The City shall pay for any <br />up-sizing of any main which is capable of use by both the project and the existing <br />flows. <br /> <br />e) <br /> <br />All existing septic tanks or holding tanks shall be removed or sealed, filled and <br />abandoned, pursuant to the requirements of the Alameda County Department of <br />Health Services. <br /> <br />Water Conservation. Property Owner shall implement the following measures for <br />conservation of water resources. <br /> <br />Water saving fixtures, including low flow shower heads and low volume flush <br />toilets shall be installed on all interior plumbing. <br /> <br />CC&R's developed for residential development shall include educational material <br />regarding conservation of water in the home and in landscaping. CC&Rs shall <br />include specifications to minimize water consumption in private landscape <br />irrigation. <br /> <br />Payment of Fees. Property Owner shall pay all legally imposed Pleasanton, DSRSD and <br />Zone 7 water and sewer fees in effect at the time due. City Fees may be capped or <br />otherwise modified by the Project Development Agreement during the term of such <br />agreement. <br /> <br />Standard Pleasanton and Zone 7 Water Connection fees shall be paid prior to <br />issuance ora building permit(s) for any uses utilizing City-supplied potable water. <br /> <br />ConditiOns of Approval Page 28 of 44 August 9, 2000 <br /> <br /> <br />
