Vehicle Code within commemial/office centers' par.king lots/drive aisles. Petitioning for <br />such approval shall precede occupancy of the center. <br /> <br />53) <br /> <br />H. Water and Wastewater <br /> <br />Backbone Water Distribution System. Property Owner shall be responsible for <br />constructing an on-site water transmission and distribution system in a manner <br />substantially consistent with the Specific Plan and as shown on Exhibits 11-14, <br />Preliminary Grading and Utility Plan, and connecting this system to the City's existing <br />potable water system. <br /> <br />a) <br /> <br />The City's existing 12-inch and 16-inch water mains at Valley Avenue/Bernai <br />Avenue shall be extended as shown in Exhibits 11-14, Preliminary Grading and <br />Utility Plan, to connect to existing mains at Junipero Avenue/Case Avenue. A <br />12-inch main shall be extended easterly along Bemal Avenue and then through <br />the 4,000-square-foot lot streets to Street W, where it will stub out at Bemai <br />Avenue. Residential connections will be allowed to be made to this line. <br />Completion of these improvements shall satisfy the Project's off-site improvement <br />obligations. <br /> <br />b) <br /> <br />Such improvements shall be designed and constructed consistent with City design <br />standards, subject to review and approval of the City Engineer. <br /> <br />i) <br /> <br />No individual residential or commemial service laterals shall be permitted <br />to be connected to the 16-inch transmission line within the Valley Avenue <br />extension. Water mains of 8-inch and 12-inch size serving residential and <br />commercial uses are allowed to connect to this transmission line. <br /> <br />ii) <br /> <br />Prior to approval of the MVTM, the Property Owner shall model the <br />proposed water system, showing pipe diameters, flows, water pressure and <br />fire flows, for review and approval of the City Engineer. <br /> <br />c) <br /> <br />Water distribution system improvements as shown in Exhibits 11-14 may be <br />phased over time as ,the Project develops, provided that alt improvements required <br />for each tentative map shall be installed and operational commensurate with <br />development. Fire flows will be required during the construction period. <br /> <br />d) <br /> <br />Property Owner shall relocate the existing water transmission line serving the <br />Castlewood Golf Course and Castlewood residential neighborhood if relocation is <br />necessary for construction of new development within the Project area. <br /> <br />i) <br /> <br />Relocation of this water transmission line shall be completed in <br />conjunction with the development that requires relocation of the existing <br />transmission line. <br /> <br />Conditions of Approval Page 27 of 44 August 9, 2000 <br /> <br /> <br />
