44) <br /> <br />G. Traffic/Circulation <br /> <br />On-Site Circulation. In developing the Project, major Project streets shall generally <br />follow the alignment shown on Exhibit 2, Master Site Plan - Alternative A (or Exhibit 3 <br />or 4 depending on final site plan). The Master Vesting Tentative Map may establish <br />revised street alignments as necessary to accommodate site-specific traffic requirements. <br />All streets shall conform to the Transportation Element policies of the Specific Plan, <br />particularly Policies 2, 3, and 4. <br /> <br />Project streets shall be constructed in accordance with the street sections shown in <br />this PUD development plan except as modified herein. <br /> <br />i) <br /> <br />Street W shall be extended to intersect with Bernal Avenue to form a <br />right-turn in, fight-mm out intersection; the final location shall be <br />determined with City review and approval of the MVTM. <br /> <br />ii) <br /> <br />The Valley Avenue cross-section shown in Exhibit 15 shall be modified to <br />conform to the cross-section and traffic-calming shown in the Specific <br />Plan, except that the interim two-lane condition shall be constructed with <br />13-foot travel lands and six-foot bicycle lanes. An enhanced pedestrian <br />crossing designed to slow traffic shall be added at the commemial/office <br />plaza connection to the Village Commons. These changes shall be shown <br />on the MVTM for City review and approval. <br /> <br />iii) <br /> <br />The Westem Area entrance mad southerly of Bemal Avenue shall be <br />widened to accept the westbound to southbound double left-turn lane and <br />to accommodate a landscaped median. This road shall then veer <br />southeasterly to intersect Parcel 2 at its northeasterly comer. <br /> <br />iv) <br /> <br />The Valley Avenue underpass design (Sheets 72 and 73 of the PUD <br />submittal) are expressly not approved. The underpass shall incorporate a <br />pedestriardbieyele walkway similar to that at the Bernal Avenue-UPRR <br />undercrossing. Final review and approval of a conceptual plan shall be <br />made at the time of City review of the MVTM. <br /> <br />b) <br /> <br />Project streets developed in accordance with the street sections shown in this PUD <br />development plan shall be dedicated to the City and constructed to City standards. <br />Final design for the line, grade, and structural sections shall be subject to final <br />review and approval by the City Engineer. When the sidewalk is adjacent to the <br />curb and gutter, it shall be poured monolithically with the curb and gutter. <br /> <br />c) <br /> <br />A round-about shall be shown on the MVTM at the intersection of Valley Avenue <br />and Street A. <br /> <br />d) Traffic circles or other traffic-calming measures shall be incorporated into the <br /> <br />Conditioas of Approval Page 22 of 44 August 9, 2000 <br /> <br /> <br />
