26) <br /> <br />27) <br /> <br />a) <br /> <br />Unless otherwise specified in this PUD Development Plan, other uses either <br />permitted or conditionally permitted in all other Phase I zones shall not have any <br />specified density or intensity limit, individually or in the aggregate. The City may <br />exercise its discretion over the proposed intensity/density upon its review of such <br />projects. <br /> <br />b) <br /> <br />The Phase II Zones shall have no development intensity until such time as a Phase <br />II Specific Plan and PUD development plan have been approved which <br />establishes the intensity of uses in these zones. <br /> <br />Residential Development Standards. Development standards (e.g., building setbacks, <br />building height, floor area ratio, landscaping requirements, off-street parking and loading <br />requirements, fencing requirements, signage requirements, etc.) for the residential uses <br />within the Project shall be as follows: <br /> <br />Development standards shall be as shown this PUD.for each respective residential <br />project type. <br /> <br />h) <br /> <br />In the event these Conditions_do not include a development standard, the City <br />shall apply the standard found in the City's zoning ordinance for the residential <br />district which, as determined by the Zoning Adminisu'ator, most closely <br />resembles the residential project in product type and/or density. <br /> <br />c) <br /> <br />Any residential use which proposes to develop in a manner substantially <br />inconsistent with this, or proposing to substantially modify a development <br />standard established therein, shall be required to process a PUD Development <br />Plan which may establish such different development standards applicable to that <br />project. <br /> <br />Development Standards for Commercial and Office Uses. Development standards <br />(e.g., building setbacks, building height, floor area ratio, minimum landscaping <br />requirements, off-street parking and loading requirements, fencing requirements, signage <br />requirements, etc.) for commercial and office within the Project shall be as follows: <br /> <br />Development standards shall be those of a Parcel-specific PUD development plan. <br />Exhibits 58-65 establish the development standards for Parcel 6. Development <br />standards for Parcel 7 shall be established at the time a PUD development plan is <br />approved for that Parcel. <br /> <br />b) <br /> <br />In the event this PUD Development Plan does not include a specific development <br />standard, the City shall apply the standard found in the City's Zoning Ordinance <br />for the CN or CC Zoning District, or, if these districts are inapplicable, the <br />existing zoning district most closely resembling the commercial/office project in <br />type, as determined by the Zoning Administrator. <br /> <br />Conditions of Approval Page 13 of 44 August 9, 2000 <br /> <br /> <br />
