23) <br /> <br />24) <br /> <br />Phase <br /> <br />a) <br /> <br /> I Residential Development Allowed. <br /> <br /> The Project shall be limited in Phase I to 581 units. The number of units allowed <br /> for each Parcel is as shown in the Master Site Plans and as listed below: <br /> <br /> i) Parcel 1, if developed -- 37 units <br /> ii) Parcel 2 -- 232 units <br /> iii) Parcel 10 -- 100 apartment units <br /> iv) Parcel 11 -- 101 units <br /> v) Parcel 12, if developed -- 91 units <br /> vi) Parcel 19 -- 128 units <br /> <br />b) Second units shall not count toward the allowable development potential for any <br /> Parcel. Detached second units as proposed in the development plans shall be <br /> limited to the following: <br /> <br /> i) Parcel 2 -- 100 percent of the lots with detached garages <br /> <br /> ii) Parcel I 1 -- 75 percent of the non-duet lots. Duet units may not have <br /> second units above their garages. <br /> <br /> iii) Parcels 12 and 17 -- 100 percent of the lots with detached garages. <br /> <br /> Notwithstanding the above, the initial development of Parcels 2, 1 l, 19, and, if <br /> developed, 1 and 12 shall have a minimum of 40 second units constructed. The <br /> second units authorized in this section shall be regulated by a blanket conditional <br /> use permit as established herein. All such second units shall be operated <br /> consistent with the use regulations contained in the Municipal Code - Second <br /> Units, Section et seq. <br /> <br /> Commercial/Office Development Intensity Allowed. The Phase I Project shall have no <br /> more than 750,000 square feet of commercial and office uses. The square footage shall <br /> be allocated as follows: <br /> <br />a) <br /> <br />b) <br /> <br />Parcel 6 - 745,000 square feet <br /> <br />Parcel 7 - 5,000 square feet.
