aspects of the proposed project, such as the A. ffordable Housing Commission or <br />Parks and Recreation Commission. <br /> <br />18) Design Review Required. <br /> <br />19) <br /> <br />a) <br /> <br />In lieu of a PUD development plan, the Planning Director may authorize the <br />design review process for permitted or conditionally allowed uses occupying a <br />single lot which can be satisfactorily addressed and conditioned through the <br />design review process. Such a process may be used in the following examples: <br /> <br />i) Park improvements. <br /> <br />ii) Public utility facilities. <br /> <br />iii) Fire station improvements. <br /> <br />iv) <br /> <br />Small additions to approved residential or commercial/office projects <br />originally approved with a PUD development plan. <br /> <br />v) <br /> <br />Churches, day care facilities, and other such uses which may be <br />constructed within the Project. <br /> <br />vi) <br /> <br />Any use or building which has been designated in a PUD development <br />plan as requiring design review. <br /> <br />b) <br /> <br />Design review shall be in accordance with the provisions of Municipal Code <br />Section 18.20.010 et sea. <br /> <br />Conditional Use Permits and Other Land Use Permits. <br /> <br />a) <br /> <br />Land uses which require a land use permit prior to operation as established in the <br />City Municipal Code shall be required to submit for City review and approval <br />applications conforming to the relevant Municipal Code requirements for <br />applications and processing. Such permits include, but are not limited to, <br />conditional use permits, home occupation permits, temporary use permits, <br />administrative design review permits, and Zoning Certificates. <br /> <br />h) <br /> <br />Land uses requiring such permits shall be those established either directly in this <br />PUD Development Plan or indirectly by reference in a PUD Development Plan to <br />an applicable City zoning district. In the event a PUD Development Plan does not <br />incorporate such requirements, the City Zoning Administrator shall apply the <br />requirements of the City zoning district most consistent with the development <br />type and pattern established through this PUD or subsequent approvals. <br /> <br />c) <br /> <br />Where relevant, conditional use permits or other land use permits may be <br />reviewed concurrently with a Design Review, or PUD Development Plan <br /> <br />Conditions of Approval Page 10 of 44 August 9, 2000 <br /> <br /> <br />
