e) as a conditional use, open space uses related,to the mitigation of wetland and/or <br /> archaeological impacts. <br /> <br />14) Allowable Uses in the Fire Station Zone. The permitted use of the Fire Station Zone <br /> (Parcel 13) shall be a fire station and associated uses. The location of the Fire Station <br /> Zone shall be generally as shown on the Phase I Land Use Diagram. Its final location <br /> shall be determined by the City in approving a design review application for its <br /> construction. <br /> <br />15) Allowable Uses in the Transportation Corridor Zone. The permitted uses within the <br /> Transportation Corridor Zone shall be as follows: <br /> <br /> a) Permitted uses shall be as follows: <br /> <br /> i) public, multi-use trails, including staging areas; <br /> ii) emergency vehicle access roads; <br /> iii) drainage and other public utility facilities; and <br /> iv) landscaping designed as buffer for adjoining uses. <br /> <br /> b) Conditional uses shall be as follows: <br /> <br /> i) excursion railroad; and <br /> <br /> ii) other multi-modal transportation uses. <br /> <br />16) Subsequent Land Use Approvals. Land uses within the Project shall be subject to City <br /> subsequent land uses approvals as described herein. In reviewing subsequent land use <br /> approvals, the City shall exercise discretion as established by City ordinance for said land <br /> use approval except as such discretion may be modified by the provisions of this PUD or <br /> applicable Development Agreement. <br /> <br /> a) In reviewing subsequent land use proposals, City shall seek to minimize potential <br /> conflicts associated with the approved Phase I Land Use Diagram and future <br /> Phase II uses (as they may be established), such as noise, light and glare, and <br /> other such nuisances between: <br /> <br /> i) adjoining land uses within the Project; and <br /> <br /> ii) land uses within the Project and those adjoining it. <br /> <br /> b) Specific disclosure to future residents of conditions that may not be readily <br /> apparent shall be made to lessen the likelihood of land use conflicts. <br /> <br />Conditions of Approval Page 8 of 44 August 9, 2000 <br /> <br /> <br />
