I I) Allowable Uses in the School Zone. The permitted, and conditionally permitted uses <br /> within the School Zone (Parcel 17) shall be as follows: <br /> <br />12) <br /> <br />13) <br /> <br />a) Permitted uses shall be as follows: <br /> <br />i) public school uses; <br /> <br />ii) child care facilities/uses; <br /> <br />iii) public recreation uses of school facilities; <br /> <br />iv) <br /> <br />any use operated by school children or non-profit, school-associated <br />groups within or on school grounds (e.g., fund-raising activities such as <br />flower sales, car washes, and so forth); and <br /> <br />v) <br /> <br />non-school uses operating with school district approval and with intensity <br />of use consistent with on-site sweet parking and other facility limitations. <br /> <br />Allowable Uses in the Optional Residential Zone. In the event portions of Parcel 19 <br />are unable to be used for residential purposes within the timeframes and under the <br />conditions described in the Development Agreement, Parcel 1 shall be developed as <br />shown in Alternative B of this PUD development plan (Exhibits 3 and 6). In the event <br />Parcel 19 is unable to be developed at all, as described in the Development Agreement, <br />Parcel 12 shall be developed as shown in Alternative C of this PUD development plan <br />(Exhibits 4 and 8). <br /> <br />If developed residentially as described above, Parcels 1 and 12 shall be governed <br />by the Residential Zone regulations listed in Condition 7. <br /> <br />b) <br /> <br />If not developed residentially, Parcels I and 12 shall be governed by the Phase II <br />- Interim Open Space Zone regulations listed in Condition 13. <br /> <br />Allowable Uses in the Phase II - Interim Open Space Zone. The permitted and <br />conditionally permitted uses within the Phase II - Interim Open Space Zone shall be as <br />follows: <br /> <br />a) permitted uses of the A (Agriculture) District; <br /> <br />b) <br /> <br />public utility facilities, such as water and wastewater pipelines, pump stations, <br />wells, and storm water conveyances and detention basins; <br /> <br />c) <br /> <br />construction and use of sound attenuation devices, such as berms and/or walls, as <br />authorized pursuant to this PUD development plan; <br /> <br />d) landscaping associated with required screening for any use; and <br /> <br />Conditions of Approval Page 7 of 44 August 9, 2000 <br /> <br /> <br />
