Due to the large reduction in residential units in the Central Parcel in the <br />Gre~bdar Project, traffic volumes around the Village Commons will also be reduced. <br />The residential units in the Central Parcel will have several circulation options, <br />including: (i) access to Valley Avenue, which connects with both Bernal Avenue to the <br />north and Case Avenue to the east; (ii) by providing signalized access to the Central <br />Parcel at Valley Avenue and Bernal Ayenue; (iii) by connecting the Central Parcel to <br />the West Parcel with an internal roadway branching off south west from Valley <br />Avenue. <br /> <br />10. Impact $5d. A circulation pattern providing only one westbound egress from the <br />commercial area of the site (at the Valley Avenue/Bernal Avenue intersection) may <br />inhibit traffic egress from the project site if that location is obstructed as a result of <br />congestion or traffic incidents.
