permit for this project. The design details shall include the complete storm drain system from <br />the on-site inlets to its connection to a City approved storm drain system. Should the storm drain <br />system cross private property, the applicant shall submit the applicable easement information to <br />the satisfaction of the Planning Director showing their right to use said property for placement of <br />the storm drain line. <br /> <br />21. <br /> <br />The applicant shall submit a building survey and/or a record of survey and a site development <br />plan in accordance with the provisions of Chapter 18.68 of the Mtmicipai Code of the City of <br />Pleasanton. These plans shall be approved by the Director of Building Inspection prior to the <br />issuance of a building permit, and the site development plan shall include ail required <br />information to design and construct site, grading, paving, drainage, and utility improvements. <br />Accurate driplines of existing trees shall also be shown on the plans. Specific items to be <br />indicated on the site development plan necessary to construct the improvements are to be in <br />accordance with the City of Pleasanton Private Development Design Guidelines adopted <br />April 15, 1986. <br /> <br />22. <br /> <br />All retaining wails higher than four feet from the top of the wall to the bottom of the footing <br />shall be constructed of reinforced concrete with stone veneer as requit~t and shall be submitted <br />for the review and approval by the Planning Director. Calculations signed by a registered civil <br />engineer shall accompany the wall plans. <br /> <br />23. <br /> <br />Prior to the issuance of a building permit, the applicants shall pay the applicable Zone 7 and City <br />connection fees and water meter cost for any water meters, including irrigation meters. <br />Additionally, the applicants shall pay any applicable Dublin-San Ramon Services District <br />(DSRSD) sewer l~mdt fee. <br /> <br />24. <br /> <br />The applicant shall submit 3 full-size sets of construction plans (wet-stamped and signed), 2 sets <br />of the necessary structural and Title 24 calculations, 2 copies ora site specific soils report, and <br />the completed Building Permit Questionnaire to the Building Depashnant, along with the <br />necessary fees, to initiate the City's plan check process. The plan check will be accepted only <br />after the completion of the Design Review procedure's 15-day appeal period, unless the applicant <br />submits a signed statement acknowledging that the plan check fees may be forfeited in the event <br />that the approval is overturned or the design is significantly changed as the result of an appeal. <br />In no case will a building permit be issued prior to the expiration of the 15-day appeal period. In <br />addition, the applicant shall submit to the Planning Director prior to building permit issuance one <br />11" by 17" set of reductions of the architectural, site, grading, and landscape plans. <br /> <br />25. <br /> <br />All building and/or structural plans must comply with all codes and ordinances in effect before <br />the Building Department will issue permits. <br /> <br />26. The house shall be constructed to meet Title 24 State energy requirements. <br /> <br />27. <br /> <br />The applicant shall include erosion control measures on the final grading plan. The applicant is <br />responsible for ensuring that the contractor is aware of such measures.
