11. <br /> <br />Prior to building permit issuance, the final landscape plan for Lot #2 shall be approved by the <br />Planning Director. This landscaping plan shall landscaping in the rear yard, street trees along <br />Sycamore Creek Road, the planting strip between the curb and sidewalk along the private <br />driveway, the trees required by the PUD development plan, and a riparian restoration plan. <br /> <br />12. <br /> <br />The irrigation plan shall utilize low-volume drip, bubbler, or other water conserving irrigation <br />systems to the maximum extent possible, particularly in areas which are adjacent to off-site <br />vegetation and open space areas. <br /> <br />13. <br /> <br />All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs shall be a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan or required by <br />these conditions. <br /> <br />14. <br /> <br />All landscaping shall be installed within nine months of occupancy. The applicant shall arrange <br />a landscape site inspection with the Planning Department staff upon completion of the <br />installation of the landscaping. <br /> <br />15. <br /> <br />No additional accessory structures are approved in conjunction with this application. In the <br />event that any additional accessory structures, including the landscape modifications, tennis <br />courts, pools, or decks are proposed to be constructed on the subject site, the owner of the <br />property shall submit an application for the review and approval by the Planning Director. Any <br />such structures shown on the building pen'uit plan set shall adhere to the setback and floor area <br />ratio (F.A.R.) requirements of the PUD development plan and design guidelines. <br /> <br />16. <br /> <br />Any proposed outdoor lighting for the subject property shall be of low intensity, less than a 70- <br />watt point source, in order to minimize its visibility. Outdoor lighting shall also not glare onto <br />adjacent properties and shall be shielded to prevent off-site light impacts. <br /> <br />17. All trees shall be kept a minimum of four feet from a property line where possible. <br /> <br />18. <br /> <br />Final design details of all raised planters and retaining walls shall be included on the plans <br />submitted for building permit issuance. These walls shall be designed to match the base stone of <br />the home to the satisfaction of the Planning Director. The walls in the rear yard area may be <br />finished with stucco that matches the stucco used on the home. <br /> <br />19. <br /> <br />Prior to building permit issuance, the applicant shall record a disclosure notifying future property <br />owners of thc future public access trail connection west of the project site. Prior to recordation, <br />the applicant shall submit the language of the disclosure to the City Attorney for review and <br />approval. <br /> <br />BUILDING AND ENGINEERING: <br /> <br />20. <br /> <br />The applicant shall design a storm drainage system which directly ties into a City approved <br />storm drain system.
