As part of the building permit plan set, the following modifications shall be made to the house to <br />the satisfaction of the Planning Director prior to building permit issuance: <br /> <br />a. The window treatment present on the front elevation shall be carded forward to the right <br />and left elevations, and the application of stone shall be further incorporated into the elevations <br />at the garage doors and carried across the left elevation until reaching the proposed fencing. <br />b. The main structure shall fully conform with the required side yard setback, which can be <br />accomplished by slightly rotating the main structure in a clockwise direction, or by otherwise <br />altering the building design to achieve conformance. <br /> <br />LANDSCAPING and ACCESSORY STRUCTURES: <br /> <br />10. <br /> <br />Final landscape and irrigation plans shall be submitted for the review and approval by the <br />Planning Director prior to the issuance of a building permit. The final landscape plan shall <br />include the following items: <br />a. the placement of all plants shall be clearly identified in terms of placement, size, and <br /> location; <br />b. the fruitless olive in front of the balcony near the garage may be retained provided that <br /> they are installed at a size equivalent to 36-inch to 48-inch box trees. If this cannot <br /> happen, the trees will be replaced by a faster growing evergreen screen tree (such as <br /> Australian Willow, Camphor tree, or California pepper) and that it be increased in size to <br /> a 36-inch box tree; <br />c. a second similar tree referenced in 10.b shall be planted the front yard area near the <br /> opposing balcony shall be installed; <br />d. five additional trees (three 24-inch and two 36-inch box screen trees) shall be installed in <br /> the landscaped area defined by the turnaround and the circular drive; <br />e. the two myopomm trees in the rear yard shall be increased to 24-inch box in size, that the <br /> two Camphor trees in the rear shall be increased to 24-inch box in size, and that a total of <br /> six additional 36-inch box fast growing evergreen screen trees shall be installed generally <br /> behind the second unit and east of the garage, with the final location approved by the <br /> Planning Director; <br />f. palm trees shall be limited to the two shown in the rear yard and shall be limited to a <br /> species that will not grow above the height of the home when viewed from Sycamore <br /> Road; <br /> the driveway area currently designated for the second unit parking area may be <br /> maintained to accommodate the equivalent of one parking stall provided that the <br /> pavement area is reduced sufficiently enough to allow three 36-inch box trees along the <br /> property line to screen the house when viewed from the northeast; <br /> The intercom box operating the proposed electronic gates at each end of the driveway <br /> shall be relocated; <br /> The number of columns supporting the wrought iron fencing in the front yard area shall <br /> be reduced to those just at the driveway openings; <br /> <br />Case No. PDR-12/PCUP-2 <br />Planning Commission <br /> <br />February 23, 2000 <br /> Page - 2 - <br /> <br /> <br />
