EXHIBIT "B.I' <br />Conditions of Approval <br />Case PDR-12 <br />484 Sycamore Road <br /> <br />PERMITS ~nd APPROVALS: <br /> <br />The proposed improvements shall conform substantially to the plans, stamped "Received <br />Fela'uaxy 15, 2000", marked Exhibit "A" and on file in the Planning Department, except as <br />modified by these conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance with the approval <br />exhibits. <br /> <br />The Design Review will lapse within one (1) year from the date of approval unless a building <br />permit has been issued and construction has commenced and is diligently pursued toward <br />completion, or unless the applicants apply for and are granted an extension by the City. <br /> <br />The applicants shall obtain all building, encroachment, and other applicable City permits for the <br />project prior to the commencemem of construction. <br /> <br />4. Final inspection by the Planning Departmem is required prior to occupancy. <br /> <br />No building permit or grading permit shall be issued on this lot until the final parcel map has <br />been recorded. <br /> <br />All applicable conditions of approval relating to construction on this lot from the governing PUD <br />development shall apply and remain in full force and effect. <br /> <br />The fence design located along San Carlos Way shall be coordinated with the property owners to <br />the nor~h to the satisfaction of the Planning Director. This coordination shall include selection of <br />the fence material and the installation of landscape screening for the fence.
