Resolution No. PC-2000-12 <br />Page 5 <br /> <br /> e) The lattice screens shown at the southern end of the site shall be deleted from <br /> the plan. <br /> <br />t) <br /> <br />Native groundcover, such as dwarf coyote brush, site specific native <br />wildflower mix, California fescue and bunch grasses, etc., shall be used on all <br />disturbed areas at the rear of the residence and the area of the slope planting, <br />along with a minimum 3" of mulch (no eucalyptus or walnut) around the new <br />plants. <br /> <br />The applicant shall provide the City with written certification from the grower <br />and/or nursery from which the native plants are purchased that the stock has not had <br />any fungicides or insecticides applied past the propagation stage. <br /> <br />h) <br /> <br />The plan shall identify specific planting instructions and an initial watering <br />regime for the establishment of the plants, as well as identify long-term <br />maintenance instructions for the homeowner. <br /> <br />The landscaping shown on the attached Landscape Screening Plan shall be <br />completed prior to the occupancy of the home and shall be completed by a <br />landscape contractor experienced with the installation of native California plants. <br />All other landscaping shall be completed within 9 months of occupancy. It is the <br />owner's responsibility to maintain the landscape screening between the Erdgo <br />residence and this residence. Deer cages shall be installed around each plant on <br />the Landscape Screening Plan for the first several years, as necessary. In the event <br />a plant perishes, the owner shall replace the plant within a period of thirty days <br />with a similarly-sized specimen, if available. It is the intent of this plan to <br />establish shrub masses between the Errigo residence and the proposed home that <br />are approximately 4 to 5 ft. higher in elevation than the 470 ft. building pad in <br />order to allow views from the this residence over the top of the shrub mass to the <br />Pleasanton ridgeline. <br /> <br />The applicant shall comply with the recommendations of the ge.technical reports <br />prepar~xl by Purcell, Rhodes & Associates dated July 16, 1991, May 26, 1998, <br />October 28, 1998, and January 2000. The applicant's ge.technical consultant <br />shall review and approve all foundation, retaining wall, and drainage geoteclmical <br />aspects of the final development plans to ensure that the recommendations have <br />been properly incorporated into the development. The consultant shall certify by <br />writing on the plans or as otherwise acceptable to the Director of Building <br />Inspection that the final development plan is in conformance with the ge.technical <br />report approved with the project. <br /> <br /> <br />
