The following changes to the site grading and drainage shall be reflected on the <br /> plans submitted for Building Department plancheek and shall be subject to the <br /> review and approval of the Planning Director: <br /> <br />a) No fill shall be placed in the southern yard area of the lot. <br /> <br />b) <br /> <br />The grade change between this lot and the neighboring lot owned by Mr. <br />Nelson (8088 Bethel Lane) shall be spread over a distance of approximately <br />15 ft., rather than the existing 3 fl., in order to provide a gentle, more natural <br />grade change between the two lots. <br /> <br />c) <br /> <br />A vegetated swale shall be built parallel to the hammerhead and Mr. Nelson's <br />gravel path. This swale shall collect any surface water from this area and <br />carry it to the natural swale at the comer of the applicant's lot. <br /> <br />d) The drain inlet in the front yard area shall be lowered and moved closer to the <br /> Nelson property. <br /> <br />A final landscape plan, prepared by a qualified professional experienced and <br />specializing in California native plants, shall be submitted for the review and <br />approval of the Planning Director prior to issuance of a building permit. The <br />following changes shall be reflected on the plan: <br /> <br />Any lawn area on the site shall be located adjacent to the hammerhead <br />turnaround and shall be graded to drain into the Bethel Lane stormwater <br />collection system. <br /> <br />b) No irrigation system shall be permitted at the southern end of the lot or under <br /> or within 40 ft. of the outer edge of the driplines of the existing oak trees. <br /> <br />c) The landscape planting shown on the attached Landscape Screening Plan shall <br /> be incorporated in the plan. <br /> <br />A revised planting plan for the front yard area shall be developed which <br />utilizes predominantly native, drought-tolerant plants. The ajuga groundcover <br />shall be replaced with one or more native, non-irrigated groundcovers, such <br />as California feseue or other bunch grasses, wild rose, dwarf coyote brash, etc. <br />The Celtis sinensis (Chinese hackberry) tree in the front of the home shall be <br />replaced with a native species, such as Quereus lobata (valley oak) or other <br />comparable species. <br /> <br /> <br />
