Resolution No. PC-2000-12 <br />Page 3 <br /> <br /> EXHIBIT B <br />Conditions of Approval <br />Case Z-99-290 <br /> Bob and Roni Perata <br /> <br />The proposed residence shall conform substantially to the site & landscape plan, <br />grading plan, building elevations, and related materials (dated "Received <br />December 8, 1999), Exhibit A, on file with the Planning Department, except as <br />modified by these conditions. Minor changes to the plans may be allowed subject <br />to the approval of the Planning Director if found to be in substantial conformance <br />with the approved exhibits. <br /> <br />This design review approval will lapse within one year from the date of approval <br />unless a building permit has been issued and construction has commenced and is <br />diligently pursued toward completion, or unless an extension has been approved by <br />the City. <br /> <br />All conditions of approval and tree preservation measures shall be attached to all <br />building permit plan check sets submitted for review and approval. These <br />conditions of tint, royal and tree t~reservation measures shall be attacked at all <br />times to any uradine and construction t~lans kept on the]ob site. It is the <br />responsibility of the applicant/property-owner to ensure that the project contractor <br />is aware of, and abides by, all conditions of approval. It is the responsibility of the <br />applicant/property-owner to ensure that the project landscape contractor is aware <br />of, and adheres to, the approved landscape plan, and all conditions of approval. <br />Prior approval from the Planning Department is required before any changes are <br />constituted in site design, grading, house design, house colors or materials, fence <br />material, fence location, landscape material, etc. <br /> <br />Any future building additions, accessory structures, etc. proposed for the custom <br />home lot shall adhere to the requirements of the R-1-40,O00 zoning district, but <br />shall onlY be located on the flatter portion (building envelope) of the site identified <br />on the attached Building Envelope plan. The maximum permitted size of the <br />structure, including garages and carports, is 5,365 sq. ft. Any plans for building <br />additions shall be submitted for the review and approval by the Planning Director <br />for determination that these additions are consistent with the West Foothill Road <br />Corridor Overlay District ordinance and design guidelines. <br /> <br />5. All conditions of Case PUD-98-10 shall remain in full force and effect. <br /> <br /> <br />
