Development shall be substantially as shown on the development plans, Exhibit "A", <br /> dated "Received December 17, 1999", on file with the Planning Depathnent, except as <br /> modified by the following conditions of approval. Minor changes to the plans may be <br /> allowed subject to the review and approval of the Zoning Administrator if found to be <br /> in substantial conformance to the approved exhibits. <br /> <br />2. Except as modified by the following conditions of approval, all conditions of Case <br /> PUD-82-19 shall remain in full force and effect. <br /> <br />The development plan for this case (PUD-82-19-6M) shall be of no further validity <br />and the applicant shall be required to submit the same or new development plan for <br />City approval prior to the development of the site in the event that a building permit is <br />not issued and construction diligently pursued within two years of the date of <br />approval. <br /> <br />4. The use of the site (as a dispatch center/office) shall not be changed unless approved <br /> by the Planning Commission. <br /> <br />5. The colors and materials of the new, approximately 4,000 square foot administrative <br /> building, including the roof screen, shall match those of the existing administrative <br /> building on site. Approved colors shall be stated on the plans submitted for issuance <br /> of building permits. <br /> <br />6. Cedar shingles shall be provided on the new, approximately 4,000 square foot <br /> administrative building. The shingles shall be the same size as the cedar shingles on <br /> the existing administrative building and located in a similar manner as those on the <br /> existing administrative building. The shingles on the existing administrative building <br /> and the new administrative building shall be painted dark brown and shall be fire <br /> retardant. The approved shingles on the new administrative building shall be shown <br /> on the elevation drawings submitted for the issuance of a building permit. The dark <br /> brown cedar paint color shall be submitted to the Planning Department prior to the <br /> issuance of a building permit. The cedar shingle paint color and the location of the <br /> cedar shingles on the new administrative building shall be subject to the review and <br /> approval of the Planning Department prior to the issuance of a building permit.
