Final design shall be approved by the City Engineer prior <br />to approval of the final maps. <br /> <br />Curbs at street medians shall be concrete and shall meet all City design specifications to the <br />satisfaction of the City Engineer. Final curb height/design, vapor barriers, and subdmins shall be <br />determined by the City Engineer. <br /> <br />The street width of Clara Lane at the entry median shall be 18 feet wide entering the project <br />(southbound) and 24 feet wide exiting (striped for two lanes) unless otherwise approved by the <br />City Engineer. <br /> <br />The EVA between Lots M3 and M4 shall be designed to function as an overland drainage release <br />for Jolene Court. Final design shall be subject to review and approval by the City Engineer prior <br />to approval of the final map. <br /> <br />Curb returns shall be designed to satisfactorily allow moving vans, fire trucks, and other such <br />large trucks to maneuver within the project while staying wholly within the paved stxeet. Curb <br />returns shall be 25-foot minimum in-tract, with a 40-foot minimum for Clara Lane at Vineyard <br />Avenue. The applicant shall demonstrate satisfactory radii in conjunction with the City <br />Engineer's review and approval of the final improvement plans. <br /> <br />The storm drainage from each lot shall be directed to the street or to an approved storm drain <br />system in accordance with Sections 2907(b)(5) and 7012(d) of the 1988 Uniform, unless <br />otherwise approved by the Building Official and City Engineer. All "V"-ditches shall be "tan- <br />brown" colored concrete. Appropriate easements and homeowners' association rights to <br />require/do maintenance for all "V"-ditcbes which cross property lines shall be included in the <br />final map and CC&Rs. <br /> <br />The applicant shall post with the City prior to approval of final map, an additional performance <br />bond for all subdivision improvements that are not to be accepted by the City of Pleasanton. <br />These shall include beans, s0undwalls, EVAs, and open space/private lot required landscaping. <br /> <br />The water and gravity sanitary sewer mains shall be public and maintained by the City. There <br />shall be a two-way cleanout on the sanitary sewer lateral located at the back of the PSE. <br /> <br />The developer shall give notice to any prospective owners of the maintenance of the concrete v- <br />ditch storm drain system.
