34) The perimeter of ail building foundations shall be designed with subdrains. Said drains shall be <br /> connected to the street gutter or other means acceptable to the City Engineer. <br /> <br />35) <br /> <br />36) <br /> <br />37) <br /> <br />38) <br /> <br />39) <br /> <br />40) <br /> <br />41) <br /> <br />42) <br /> <br />43) <br /> <br />44) <br /> <br />All roof leaders shall be connected to the street gutter or other means acceptable to the City <br />Engineer. <br /> <br />All existing drainage swales that are filled shall have subdrains installed unless otherwise <br />approved by the City Engineer and the Developer's Soils Engineer. All subdrains shall have <br />cleanout installed at the beginning of the pipe. The bottom of the pipe shall terminate in a storm <br />drain or other storm drain outfail, subject the approvai of the City Engineer. The applicant's <br />engineer shall submit a fmai subdrain location map to the City Engineer prior to acceptance of <br />the Public Improvements It shall be the responsibility of the homeowner to relocate the <br />subdrains, if during the excavation of a pool or other subsurface structure the subdrain is <br />encountered. Ail owners within the subdivision shall receive notice of the presents of these <br />subdrains. The City Attorney shall approve said notice. <br /> <br />The applicant shall acquire written permission from the property owner for any work on the <br />adjoining properties. Proof of such permission shall be required prior to the issuance of a grading <br />permit. <br /> <br />All retaining wails aiong the street shail be placed behind the Public Service Easement (PSE). <br /> <br />Phasing of improvements shall not be ailowed. <br /> <br />Ail agency environmental permits shail be obtained prior to the approvai of the Finai Map. <br /> <br />Unless otherwise approved by the Fire Marshail, no housing construction shall begin until such <br />time as an acceptable emergency vehicle access has been established, as defined by the Fire <br />Marshall. This access shall be maintained at ail times until the public improvements are <br />accepted. <br /> <br />There should be no driveway access to Vineyard Avenue excepting the Fire Department access <br />road, which shail be gated and secured with a Knox box lock. The final map shail reflect this <br />condition by limiting access for Lots L1, L2, N1, Gl, and G4. <br /> <br />The applicant engineer shail design the street catch basin system with gaileries to intercept the <br />storm drain flow on streets in excess of seven percent grade. <br /> <br />The applicant engineer shall review the capacity of the existing storm drain system into which <br />the development is conneeting.
