7) <br /> <br />8) <br /> <br />9) <br /> <br />10) <br /> <br />il) <br /> <br />12) <br /> <br />13) <br /> <br />The final configuration of the western terminus of Clara Lane shall be subject to the review and <br />approval of the Planning Director pending a final agreement between the three affected property <br />owners (Jardin, Halvorsan, and E1Gammal). The roadway width shall be 28 feet which permits <br />parking on one side only. In the event that an agreement can not be reached by all parties prior <br />to the recordation of the final map for this project, the developer shall be responsible for <br />obtaining the necessary easements (roadway and slope) to build the road on the Jardin property <br />and paying the pro rata share of that portion of the future roadway (~ width along the entire <br />Jardin property) based on the alignment shown on Exhibit "A." <br /> <br />No building or other site improvement permits shall be issued until all downstxeam sewer <br />improvements have been designed, any necessary easements secured, and a contractor has been <br />secured to begin work on the impmvemants. None of the dwelling units shall be occupied until <br />such time that these sewer improvements are completed and accepted by the City. <br /> <br />The final design of the open fencing and its location shall be submitted for the review and <br />approval by the Planning Director prior to the recordation of the final map. The "open fence <br />detail" shall be modified to a wood corral style fence with hogwire attached to one side for the <br />keeping of domestic animals. All open fencing along Clara Lane shall be installed as soon after <br />street installation is feasible, the goal being to establish fully this entry corridor prior to any <br />home or lot sales. <br /> <br />The final landscaping plan for the project shall include extensive tree planting to soften all <br />proposed cut pad areas and obscure view of the homes from Vineyard Avenue. These trees shall <br />be shown on the landscape plans for the entire project which shall be submitted for the review <br />and approval of the Planning Director prior to the recordation of the final map. Additionally, the <br />developers shall provide a schedule illustrating the planting timetable for the different areas in <br />the development. Trees on production lots which soften abrupt grade changes shall be installed <br />as early after rough grading as feasible, in the determination of the Planning Director. <br />Landscaping along theVineyard berm shall be installed prior to the commencement of framing <br />on the first building within the project. <br /> <br />The "Conceptual Landscape Plan" included in Exhibit "A" is not a part of this approval. <br />Approval of the landscape plan shall be via separate approval as required in the PUD <br />development plans' conditions of approval. The plant palette shall be comprised predominantly <br />of native plants to this area with all others selected to enhance wildlife habitats and corridors. <br />The landscape plan shall include the timing of installation of all landscaping, which shall be as <br />early in the project's construction as feasible. <br /> <br />Street light mad sffeet name sips shill be a rural design rather than the City standard. Street <br />lights should be designed and sited to minimize visibility from the Valley floor. These shall be <br />maintained by the homeowners' association.
