1) <br /> <br />2) <br /> <br />3) <br /> <br />4) <br /> <br />5) <br /> <br />6) <br /> <br /> Exhibit "B" <br /> Conditions of Approval <br /> Delco Builders <br />Tracts 7160, 7161, 7501, 7481, and 7482 <br /> <br />The subdivision maps, design and improvements shall be substantially as shown on Exhibit "A", <br />dated "Received June 8, 2000" and in the revised overall site plan and revised side elevations for <br />Lots M-4 and M-5, dated "Received June 26, 2000" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the plans may be allowed subject to <br />the approval of the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />All requirements of the Vineyard Avenue Corridor Specific Plan and PUD development plans <br />are hereby incorporated into these conditions by this reference. <br /> <br />Minor changes to the lotting plans, house siting plans, model locations, and grading plan shall be <br />allowed at the discretion of the Planning Director as long as the lots are a minimum 20,000 sq. ft. <br />in size, a variety of different house models are maintained, and the site layout is generally the <br />same as that shown on Exhibit "A." Lots M=2, M=3, and M-4 shall be graded to incorporate a <br />two- to three-foot high "berm" at the rear of the fiat yard area. All changes are subject to the <br />review and approval of the Planning Director prior to the recordation of the final map. <br /> <br />The landscape islands in the center of the culs-de-sac shall be revised to the satisfaction of the <br />City's Fire Marshal and Planning Director which may require their elimination or the <br />replacement of the proposed trees with a rural design utilizing groundcover, wildflowers and <br />enhanced paving. The f'mal design plan for these islands, if allowed to remain, shall be <br />submitted for the review and approval of the Planning Director prior to the recordation of the <br />final map. These landscape islands, if allowed to remain, shall be maintained by the project's <br />homeowners association. <br /> <br />The landscape median to be built on Clara Lane at Vineyard Avenue and the adjacent travel <br />lanes, along with the traffic circle at the intersection of Clara Lane and Jolene Court, shall be <br />increased in width to the satisfaction of the City Engineer and Planning Director prior to the <br />recordation of the final map. This median and traffic circle shall be maintained by the project's <br />homeowners association. <br /> <br />Minor changes to the house models may be required at the discretion of the Planning Director in <br />order that the homes complement the natural, rural setting of the development by maintaining <br />appropriate massing (i.e. soften abrupt and boxy building elements with hipped roofs), consistent <br />architectural detailing (i.e. sills on all windows), and full and functional architectural relief(i.e. <br />deep cave overhangs, increased decorative trellis features over windows to provide shade, etc.) <br />on all four building elevations. Additional stone, brick, and other architectural detailing, <br />consistent with the modifications shown on the revised side elevations for the homes on Lots <br />M-4 and M-5, shall be added to all buildings within the project. <br /> <br />Tract 7160, 7161, 7501, 7482, 7481 Conditions of ~lpproval Page 1 <br /> <br /> <br />
