The developer shall give notice to any prospective owners of their responsibility for <br /> maintenance of the concrete v-ditch storm drain system and private storm drain <br /> system in the private streets. The City Attorney shall approve the exact language of <br /> the notice. <br /> <br />35. The storm drainage from each lot shall be directed to the street or an approved storm <br /> drain system in accordance with Sections 2907(b)(5) and 7012(d) of the 1988 <br /> Uniform Building Code unless othenvise approved by the Building Official and City <br /> Engineer. <br /> <br />36. <br /> <br />The applicant's engineer shall investigate the structural section of the southbound <br />lanes of Foothill Road and northbound left mm pocket into the development. If the <br />structural section is not adequate for the anticipated traffic demand, the structural <br />section of the roadway shall be increase, as determined by the City Engineer. If the <br />street section is adequate the street shall be oveflayed with a minimum of 2 inches of <br />asphalt with an approved pavement fabric system. <br /> <br />37. The perimeter of all building foundations shall be designed with subdralns. Said <br /> drains shall be connected to the street gutter or other means acceptable to the City <br /> Engineer. <br /> <br />38. All roof leaders shall be connected to the street gutter or other means acceptable to <br /> the City Engineer. <br /> <br />39. All existing drainage swales that are filled shall have subdrains installed unless <br /> otherwise approved by the City Engineer and the Developer's Soils Eng'meer. All <br /> subdrains shall have a cleanout installed at the beginning of the pipe. The bottom of <br /> the pipe shall terminate in a storm drain or other storm drain outfall, subject the <br /> approval of the City Engineer. The applicant's engineer shall submit a final subdrian <br /> location map to the City Engineer prior to acceptance of the Public Improvements. It <br /> shall be the responsibility of the homeowner to relocate the subdrains, if during the <br /> excavation of a pool or other subsurface structure a subdrain is encountered. All <br /> owners within the subdivision shall receive notice of the presence of these subdralns. <br /> The City Attorney shall approve said notice. <br /> <br />40. The applicant shall acquire written permission from the property owner, for any work <br /> on the adjoining properties. Proof of such permission shall be required prior to the <br /> issuance of a grading permit. <br /> <br />41. All retaining walls along the street shall be placed behind the Public Service <br /> Easement (PSE). <br /> <br />42. Phasing of improvements shall not be allowed. <br /> <br />43. All agency environmental permits shall be obtained prior to the approval of the Final <br /> Map. <br /> <br /> <br />
