Resolution No. PC-2000-28 <br />Page 9 <br /> <br />44. Unless otherwise approved by the Fire Marshall, no housing construction shall begin <br /> tmtil such time as an acceptable emergency vehicle access has been established, as <br /> defined by the Fire Marshall. This access shall be maintained at all time until the <br /> public improvements are accepted. <br /> <br />45.There shall be no driveway access to Foothill Road. The final map shall reflect this <br /> condition as a note on the face of the map. <br /> <br />46. The entire project site shall be located in a geological hazard abatement district. The <br /> eonditious for the district shall be subject the review and approval oftbe City <br /> Engineer. <br /> <br />47. The words '2qo Parking Fire Lane" shall be stenciled onto the private roads. The <br /> location of the stenciling and the size of the letters is subject to the review and <br /> approval of the Fire Department. Additional "no parking" signage shall not be <br /> located on nor along the northern private road! <br /> <br />48. In the maintenance agreement required to prior to Final Map approval per <br /> PUD-99-01, the developer shall designate responsibilities for maintaining all "no <br /> parking" si~tmage, including stenciled signage, on and along private streets. The City <br /> shall be granted the rights and remedies of the association, but not the obligation, to <br /> enforce the maintenance obligations. The City Attorney shall review and approve the <br /> proposed maintenance agreement prior to the recordation of a Final Map for the <br /> project. <br /> <br />49. A knox box shall be installed on all gates over roads. All knox boxes are subject to <br /> the review and approval of the Fire Department. <br /> <br />50. The developer shall give notice to the home buyers through deed recordation and as <br /> part oftbe disclosure statement for the lot, satisfactory to the City Attorney, of the <br /> easements over lot #10. <br /> <br />51. In conjunction with this development, the City shall explore extending the landscape <br /> median on Foothill Road to Muirwood Drive South. <br /> <br /> <br />
