Resolution No. PC-2000-28 <br />Page 6 <br /> <br />The slopes shall be eased by spreading the slopes throughout the lots, as opposed to <br />all the slopes being located between the side yards. If retaining walls are used, they <br />shall be limited wood or stone materials, shall be at the lowest possible height, and <br />shall be no more than 30 inches in height. In addition, stepping at the foundation <br />shall be used where feasible to the satisfaction of the Planning Director. <br /> <br />19. The house on lot gl shall be one story and 22 feet in height or less. <br /> <br />ENGINEERING <br /> <br />20. Prior to final map approval, the applicant shall provide final Foothill Road <br /> improvement plans, including but not limited to, street sections, landscape and <br /> inigation plans, street signing plans, street lighting plans. The plans are subject to the <br /> review and approval of the City Engineer. <br /> <br />21. nor to final map approval, the applicant shall provide a grading plan and section for <br /> the connection to the driveway to the existing Lemoine home. The details are subject <br /> to the review and approval of the City Engineer. <br /> <br />22. The applicant shall design and install a 12 inch (minimum)"640 zone" water main <br /> from it present terminus on Bethel Lane along Foothill Road, southerly to <br /> approximately West Las Positas Boulevard. The applicant shall make all connections <br /> with the City's existing water mains. The applicant may enter into a reimbursement <br /> agreement with the City to recover some of the cost of this improvement from other <br /> benefiting properties. The applicant shall install reduced pressure devices (RP) on all <br /> the homes within the development. <br /> <br />23. The southern most road in the development shall be private. <br /> <br />24. Final details, section widths, and ownership of the northern and southern private <br /> roads shall be reviewed and approved by the City Engineer prior to final map <br /> approval. Lot gl0's boundaries shall include a contiguous portion of the northern <br /> private road and the entire landscaping area between Foothill Road and the northern <br /> private road which is not owned by the East Bay Regional Park District. Lot gl's <br /> boundaries shall include a contiguous portion of the southern private road and the <br /> entire landscaping area east of the southern private road and west of Foothill Road. <br /> <br />25. The developer shall grant an easement over the driveway on lot g4 to lot g3 on the <br /> final map. The easement is subject to the review and approval of the City Engineer. <br /> <br />26. The following typical slxeet sections shall be revised as follows: <br /> <br />a. Private Street (West of Lot g7) <br /> Add a 6-inch concrete curb on the up-hill side of the street. <br /> <br /> <br />
