Resolution No. PC-2000-28 <br />Page 5 <br /> <br />10. Prior to final map approval, the applicant shall revise the gate plan for the gate near <br /> the northern hammerhead to include Ms. Ann Sorenson's gate- and lighting-related <br /> conditions as provided in Exhibit D. <br /> <br />11. The applicant shall pursue pennission from the East Bay Regional Park District and <br /> Ann Sorensen to relocate the gate near the northern hammerhead to the northern <br /> boundary of the Lemoine property. In the event that permission is granted, the final <br /> details shall be reviewed and approved by the Planning Director prior to final map <br /> approval. <br /> <br />12. Prior to final map approval, the applicant shall provide elevation drawings of the gate <br /> on the private road/EVA leading to the Lemoine property. The gate elevation <br /> drawings shall state the gate materials. The gate shall be 4 feet in height, shall be <br /> solid (not open), and shall be designed such that snakes cannot pass under or around <br /> it. The gate is subject to the review and approval of the Planning Director. <br /> <br />13. Prior to final map approval, the applicant shall revise the fencing plan to show that <br /> western side yard fencing shall not be provided on lot #3. The fencing plan is subject <br /> to the review and approval of the Planning Director. <br /> <br />14. Prior to final map approval, the applicant shall revise the landscaping plans to show <br /> that the crowns of all new trees (when mature) on lots #3, #4, and #6 shall be at least <br /> 10 feet from each other and from all building walls. <br /> <br />15. Prior to final map approval, the applicant shall revise the landscaping plans. On the <br /> landscaping plans it shall clearly be shown that all of the plants in the northern <br /> landscaping s~p shall be native to inland areas in Northern California (land area 14 <br /> in the Sunset Western Garden Book) and that all are on a reputable list of plants know <br /> to have some fire resistance. California poppies shall be provided in this strip. <br /> <br />16. Prior to final map approval, the applicant shall revise the landscaping plans. On the <br /> landscaping plans it shall clearly be shown that the majority of plants on lots #3, #4, <br /> and #6 are native to the to inland areas in Northern California (land area 14 in the <br /> Sunset Western Garden Book) and that all are on a reputable list of plants know to <br /> have some fire resistance. <br /> <br />17. Prior to final map approval, the applicant shall revise the plans to show that the <br /> building envelope on lot #6 is not within the earthquake setback area. <br /> <br />18. Prior to final map approval, the applicant shall revise the grading plan to ease the <br /> slopes between the following lots: <br /> · 8, 9, and 10; <br /> · 10, l l, and 12; <br /> · 1, 5, and 6; and <br /> · southeast comer of lot #6, southwest comer of lot #5, and the northwest comer of <br /> lot <br /> <br /> <br />
