Resolution No. PC-2000-23 <br />Page 18 <br /> <br />61. <br /> <br />All "v-ditches" installed along the rear property line shall be constructed of <br />concrete. Said "v-ditches" shall be connected to the approve storm drain system, <br />as determined by the City Engineer. <br /> <br />62. <br /> <br />All agency environmental permits shall be obtained prior to approval of the final <br />subdivision map or the issuance of a grading permit. <br /> <br />63. <br /> <br />The water system shall be connected to the City's 770 Water Zone. The applicant <br />shall install reduced pressure devices on the water services of those lots with <br />greater than eighty pounds per square inch (80 p.s.i.). The project developer shall <br />loop the 770 Water Zone by extending the twelve-inch (12") diameter, 770 water <br />line on Laurel Creek Drive northerly from its present terminus to the intersection <br />with Kolb Ranch Road, unless another solution satisfactory to the City Engineer <br />will provide looped service meeting City standards. <br /> <br />64. <br /> <br />Unless otherwise approved by the City Engineer all cut and fill slopes shall be <br />graded at a 3:1 horizontal to vertical slope. These changes shall be incorporated <br />into the tentative map. <br /> <br />65. <br /> <br />The storm drainage from each lot shall be directed to the street or an approved <br />storm drain system in accordance with Sections 2907(b)(5) and 7012(d) of the <br />1998 Uniform Building Code unless otherwise approved by the Building Official <br />and the City Engineer. <br /> <br />66. <br /> <br />The project developer shall analyze the capacity of the existing storm drain <br />stubbed to this property from Laurel Creek Drive, to ensure there is sufficient <br />capacity in the pipe to carry the storm drain runoff from the proposed <br />development. <br /> <br />67. <br /> <br />The project developer shall install subdrains at the perimeter of all building <br />foundations, at the back of sidewalk or back of curb along all streets within this <br />development. Said drain shall be connected to the underground, public storm drain <br />system unless otherwise approved by the City Engineer. <br /> <br />68. <br /> <br />Unless otherwise approved by the Fire Marshal, no housing construction may <br />begin until such time as an acceptable emergency vehicle access has been <br />established, as defined by the Fire Marshall. This access shall be maintained at all <br />times until the public improvements are accepted. <br /> <br /> <br />
