Where the sidewalk is monolithic to the back-of-curb, <br />the width of the P.S.E. shall be increased to eight feet (8' 0") behind the sidewalk, <br />to allow for public utilities to be installed behind the sidewalk. In other areas <br />where there is no sidewalk, the eight foot (8' 0") easement shall be measured from <br />the back-of-curb. <br /> <br />The project developer shall post with the City prior to approval of the final <br />subdivision map, an additional performance bond for all subdivision improvements <br />that are not to be accepted by the City of Pleasanton. <br /> <br />The water and gravity sanitary mains shall be public and maintained by the City. <br />There shall be individual sanitary sewer and water laterals to each dwelling unit. <br />There shall be a two-way cleanout on the sanitary sewer lateral located at the back <br />of the P.S.E. The sanitary sewer system shall be designed to flow by gravity. All <br />sanitary sewers shall be interconnected. <br /> <br />Any portion of the storm drain system located outside of the street right-of-way <br />shall be private and maintained by the homeowners association. <br /> <br />All roof leaders shall be connected to the street gutter or other means acceptable to <br />the City Engineer. <br /> <br />The existing septic tanks and leach fields to homes located on Parcels "G" and "F" <br />shall be abandoned per Alameda County Health Department regulations if required <br />by the Alameda County Health Official. <br /> <br />All subdrains shall have cleanout(s) installed at the beginning of the pipe. The <br />bottom of the pipe shall terminate in a storm drain or other storm drain outfall, <br />subject to the approval of the Planning Director and the City Engineer. The <br />project developer shall submit a final subdrains location map to the City Engineer <br />prior to the acceptance of the public improvements. It shall be the responsibility of <br />the homeowner to relocate the subdrains if, during the excavation of a pool or <br />other subsurface structure, the subdrains are encountered. All owners within the <br />subdivision shall receive notice of the presence of these subdrains. The City <br />Attorney shall approve said notice. <br /> <br /> <br />
