Resolution No. PC-2000-23 <br />Page 12 <br /> <br />Maintenance of the street trees in the public planting strips located between the <br />sidewalk and curb on West Klemetson Drive adjoining Lots 1 through 6, on the side <br />of West Klemetson Drive opposite these lots, and along the side of West Klemetson <br />Drive adjoining parcel "B". <br /> <br />d. All private utilities and other common areas and facilities on the site. <br /> <br />Implementing all applicable storm water measures for the common open space areas <br />and landscaping for the site. <br /> <br />25. <br /> <br />Prior to recordation of the final map, all modifications required to the design <br />guidelines thorough conditions of approval shall be combined into a single <br />comprehensive document. This document shall be submitted to the Planning <br />Director for review and approval prior to publication. The project developer or its <br />successor in interest shall disclose the design guidelines to the lot buyers prior to <br />close of escrow, and shall provide them with copies of the guidelines. <br /> <br />26. <br /> <br />The project developer shall complete all of the on-site improvements at one time <br />(including all improvements around future building pads). All remaining pad areas <br />shall be seeded and kept in a neat and weed-free manner at all times. <br /> <br />27. <br /> <br />Rights of ingress/egress shall be granted from Lot 11 to Lot 12, and to the City of <br />Pleasanton. The wording for the easements shall be submitted to the City Attorney <br />for review and approval prior to recordation. <br /> <br />28. <br /> <br />With the tentative subdivision map, the project developer shall initiate discussion <br />with representatives of the Preserve Homeowners association to secure an <br />ingress/egress easement from laurel Creek Drive to parcel "E", the proposed park <br />acreage. If the Preserve H.O.A. agrees to the easement, it shall be executed with <br />recordation of the final subdivision map for this development. <br /> <br />29. <br /> <br />With recordation of the Final Subdivision Map, a Geologic Hazard Abatement <br />District (GHAD) shall be applied to the open space areas of the proposed <br />development and to the portions of the site covered by the Alquist-Priolo Study <br />Zone. Wording for the district shall be submitted to the City Attorney for review <br />and approval prior to recordation. <br /> <br /> <br />
