Resolution No. PC-2000-23 <br />Page 11 <br /> <br />On Lots 1 through 12, at least fifly pement (50%) of the exterior main structure <br />building wall surfaces shall be either natural wood, stone, and/or brick materials or <br />synthetic materials which look like either natural wood, stone, and/or brick, and the <br />remainder of the exterior building wall material may be stucco. <br /> <br />For Lots 1 through 12, Parcel "G", and Parcel "F", the maximum building floor area <br />shall be limited to twenty-five percent (25%) oftbe lot area or four-thousand-five- <br />hundred square feet (4,500 sq. ft.), whichever is less. Garage areas in excess of six <br />hundred square feet (600 sq. ft.) shall be incorporated into the floor area calculation. <br /> <br />Building colors shall conform to the proposed regulations of the West Foothill Road <br />Core Overlay District. <br /> <br />For Parcels "G" and "F", to the extent that these properties require subsequent <br />discretionary City approval, the project shall meet the spirit of the West Foothill <br />Road Overlay District current regulations in the context of allowing new <br />construction in accordance with the approved underlying zoning regulations. <br /> <br />For Lots 1 through 12, all houses shall be single-story and shall have a maximum <br />building height of iwenty-two feet (22' 0") measured from the lowest to the highest <br />points on the house. <br /> <br />Unless specifically modified herein, all other requirements of the WFRCOD shall <br />apply to the new lots. <br /> <br />Tentative/Final Subdivision Map Requirements: <br /> <br />24. <br /> <br />In the event that the project developer is unable to annex the subject project into <br />The Preserve's Homeowners Association, the project developer shall record <br />CC&R's at the time of recordation of the final map which shall create a property <br />owners association for the development. The CC&R's shall be subject to the <br />review and approval of the City Attorney prior to recordation of the final map. <br />The property owners association shall be responsible for the following: <br /> <br />Maintenance of the fire separations located on the areas of the developmem plan <br />designated as permanent open space. <br /> <br />b. Maintenance of the tree plantings on the slopes located behind Lots 1 through 5 and <br /> on Parcel "D". <br /> <br /> <br />
