Resolution No. PC-2000-20 <br />Page 6 <br /> <br />18. <br /> <br />Existing septic tanks and leach fields to the existing houses shall be abandoned per <br />Alameda County Health Department regulations. Existing wells shall also be <br />abandoned per Zone 7 standards and the houses connected to the City water <br />system, unless otherwise approved by the City Engineer. <br /> <br />19. <br /> <br />A concrete V-ditch shall be installed along Lots #34 - #35. The individual <br />property owners of Lots 34, 35, and 36 with the concrete V- ditch shall be <br />responsible for said V-ditch and storm drain pipe below the v-ditch. The developer <br />shall give notice to any prospective owners of the maintenance of the storm drain <br />system. The City Attorney shall approve the exact language of the notice. <br /> <br />20. <br /> <br />All agency environmental permits shall be obtained prior to the Final Map <br />approval to the satisfaction of the City Engineer. <br /> <br />21. <br /> <br />The developer shall be responsible for the undergrounffmg of the overhead utility <br />lines on Rose Avenue and Fair Street. The undergrounding of Fair Street shall <br />extend to Division Street. The City will contribute funds previously collected for <br />the undergrounding of Fair Street. <br /> <br />22. <br /> <br />The developer shall give notice to any prospective owner of the existence of the <br />arroyo trail and public use of the trail. The City Attorney shall approve the exact <br />language of the notice. <br /> <br />23. <br /> <br />The storm drainage fxom each lot shall be directed to the street or an approved <br />storm drain system in accordance with Sections 2907(b)(5) and 7012(d) of the <br />1988 Uniform unless otherwise approved by the Building Official and City <br />Engineer. <br /> <br />24. <br /> <br />The applicant shall install street improvements along the undeveloped section of <br />Rose Lane (westerly side) including but not limited to curb gutter and sidewalk <br />and water and sanitary sewer laterals. The applicant shall not be responsible for <br />connecting the homes to the lateral or paying connection fees. The applicant shall <br />acquire any right-of-way required for the installation of said improvements. <br /> <br />25. <br /> <br />The applicant's engineer shall analysis the capacity of the existing storm drain and <br />outfall on Rose to the Arroyo Del Valle, to ensure there is sufficient capacity in the <br />pipe to carry the storm dram mn-off l~om the proposed development. <br /> <br />26. <br /> <br />The sound wall proposed along the Alameda County Fairgrounds side of Rose <br />Avenue shall be a pier and grade beam design to eliminate the impact on existing <br />tree roots. The grade beam shall be a intrigue color to match the soundwall. Prior <br /> <br /> <br />
