Resolution No. PC-2000-20 <br />Page 7 <br /> <br />to final map approval, the necessary easements for the installation of the soundwall <br />on the Fairground's property shall be obtained to the satisfaction of the City <br />Engineer. <br /> <br />27. <br /> <br />All utility valves, and manholes shall be positioned outside the traffic calming <br />islands. <br /> <br />28. <br /> <br />29. <br /> <br />30. <br /> <br />31. <br /> <br />32. <br /> <br />33. <br /> <br />34. <br /> <br />The applicant shall slurry seal existing Rose Lane. <br /> <br />Ultimately, the sewer flow on Rose Avenue will flow westerly to Valley Avenue. <br />A condition of the PUD approval required the applicant to pay a pro-rata share of <br />said line sewer. To avoid having to excavate Rose Avenue in the future, the <br />applicant shall install that portion of this future 8-inch sanitary sewer line on Rose <br />Avenue flowing westerly, with this development. The line shall begin at the <br />existing sewer manhole on Rose Avenue, (where currently the line tums and flows <br />through the Alameda County Fairgrounds)just easterly of Stony Brook Drive, and <br />tie-in the sewer line stubbed ~om Rose Avenue Estates Subdivision near Rose <br />Lane. The line shall be interconnected with the existing sanitary line on Rose <br />Avenue at the Stony Brook Drive intersection, however, the connect to this <br />westerly line shall be plugged at this time. The City Engineer shall approve the <br />detailed design of this line. <br /> <br />Street lights for the project shall be consistent with the ZED Nostalgia series. Glare <br />shielding shall be installed to prevent street light glare from impacting the existing <br />residences. <br /> <br />The rear yard and side yard fencing adjacent to the Nolan farmhouse property shall be of <br />the solid/open lattice design. The solid fencing along Rose Avenue shall meet the same <br />setbacks as that of the homes pursuant to the PUD conditions of approval. <br /> <br />The tree located in the traffic circle shall be of a 48-inch box size. <br /> <br />The house design for Plan 6 shall be modified to have more detail on the fi.om of the <br />home, including moving the front door and adding a porch element. The applicant shall <br />investigate moving the den/bedroom 3 to the rear of the home and moving the kitchen to <br />the front of the home where the den/bedroom 3 was located. <br /> <br />The width of the road across from lots 4, 5, 12, and 13 that abut the pathway shall be <br />reduced to 24 feet and, if possible, less than that. The applicant shall investigate other <br />modifications (including the reduction of the width of the pathway to eight feet) in order <br />to increase the setback fi.om the Arroyo while maintaining consistency with the PUD. <br /> <br />{end} <br /> <br /> <br />
