The specific details for this improvement <br />shall be submitted on the improvement plans submitted with the final map and <br />shall be reviewed and approved by the City Engineer prior to final map approval. <br /> <br />The applicant shall explore alternatives to increase the separation of the 10-foot <br />wide creek side trail fi.om the public street across fi.om Lots #4 and #5 to the <br />satisfaction of the Planning Director prior to final map approval. <br /> <br />Rose Ave (roadside ditch), Shady Creek Lane, and Spring Brook Drive along <br />Arroyo Del Valle cross slope shall be revised as follows: (1) the curb separat'mg <br />the street and ditch shall extend 3 inch belong the street subgrade; (2) the ditch <br />shall have a subdrain installed below grade and shall be connected to the storm <br />drain system; and (3) the ditch shall be planted with turf, and irrigated. <br />Maintenance of these areas shall be the responsibility of the HOA. <br /> <br />The pavement section shown as Section C-C shall be a minimum of 2 inch of <br />asphalt concrete and 6 inches of Class 2 aggregate base rock. <br /> <br />The structural section shown as Section G-G shall be designed to support the <br />weight of the City Fire apparatus. <br /> <br />The exist'rog asphalt concrete on Fair Street (Division Street to Rose Avenue) shall <br />be removed and replaced with new asphalt concrete. The new asphalt concrete <br />thickness shall match the existing thickness. <br /> <br />The applicant shall post with the City prior to approval of final map, an additional <br />performance bond for all subdivision improvements that are not to be accepted by <br />the City of Pleasanton. <br /> <br />The water and gravity sanitary sewer mains shall be public and maintained by the <br />City. There shall be a two-way cleanout on the sanitary sewer lateral located at the <br />back of the PSE. <br /> <br />The storm drain system shall be installed in the street area. Storm drain lines shall <br />not be install under the curb and gutter. <br /> <br />Roof leaders shall not be connected directly to the street gutter or storm drain <br />system, unless otherwise approved by the City Engineer. <br /> <br /> <br />
