Resolution No. PC-2000-20 <br />Page 4 <br /> <br /> EXHIBIT "B" <br />Conditions of Approval <br />Vesting Tentative Map 7143 <br /> <br />Development shall be substantially as shown on the Tentative Tract Map 7143, <br />Exhibit "A", dated "Received March 7, 2000", and on file in the Planning <br />Deparhuent, except as modified by these conditions. Minor alterations may be <br />approved by the Planning Director if found to be in substantial compliance with <br />this approval. <br /> <br />All conditions of approval for PUD-99-05 shall remain in full force and effect, <br />except as modified by these conditions, and are herein incorporated by reference. <br /> <br />This vesting tentative map is conditionally approved, and shall lapse if the <br />developer fails to record a Final Map prior to the expiration of the PUD <br />development plan. <br /> <br />The affordable units shall comply with the uses and development standards for the <br />R-1-6,500 zoning district. The minimum front yard setback shall be 20 feet. No <br />additions shall be constructed to the affordable units without prior review and <br />approval of the Housing Commission. <br /> <br />The developer shall work with the property owners of the residences on Fair Street <br />across f~om Creek Trail Drive to determine if additional plant screening material is <br />desired. Should these residences desire to have additional plant material installed, <br />the Planning Director shall review and approve the specific plant details. These <br />screening materials shall be installed prior to acceptance of the tract <br />improvements. <br /> <br />The applicant shall acquire written permission from the adjacent property owners <br />for any work done on adjoining properties. Proof of such permission shall be <br />required prior to the issuance of a grad'mg permit. <br /> <br />Prior to final map approval, the developer shall obtain the necessary landscape <br />easement from the County of Alameda/Fairgrounds for the portions of the <br />landscape planting strip extending south of the Rose Avenue right-of-way onto the <br />Alameda Fairgrounds property. The instrument shall be reviewed and approved by <br />the City Attorney and Planning Director prior to recordation. <br /> <br /> <br />
