Binswnles were not incorporated into this project due <br />to the la~k of appropriate space and the desire to maintain as much of the existing storm drain <br />sys~,m as feasible. The applicant has proposed to retrofit existing catch basins with fossil filters. <br /> <br />Landae~ing <br /> <br />The trees, berms, shrubs, and lawn that form the streetscape around the proposed parking area <br />have been well maintained by the parcel owner. Thus, vinuaily ail of the existing landscaping <br />along Hopyard Road and Gibraltar Drive and in the perimeter parking areas will be maintained in <br />the proposed plan. New landscaping consisting of S-gallon shrubs, 15-gnlion flowering trees, and <br />lawn are prol~v~l adjacent to the new building and in the central plaza on the west side of the <br />. building. Additional landscaping is intended to accent street frontages. Flowering Cherry, <br /> Mountain Ash, and Crape Myrtle trees will be planted next to the building on the north and west <br /> sides. A raised planter with various shrubs and groundcover is proposed at the main entry on the <br /> west side. The remaining elevations are well-landscaped with ornamental pear trees, shrubs, <br /> lawn, and groundcover. A 36-inch box Crape Myrtle and new shrubs will be added to the <br /> entrywaylandscape median in the common drive aisle offofHopyard Road. Likewise, two <br /> additional magnolia trees will be added to the landscape easement on the northwest corner of the <br /> property. Existing landscape areas near the public right-of-way will be modified to provide <br /> disabled.access through the installation of depressed sidewalks, as required by the Building <br /> department. <br /> <br />Proposed landscape coverage for the site exceeds Hacienda Design Guideline requirements by 40 <br />percent. A varied paiette of shrubs, groundcover, and annuais are included in the landscape <br />scheme to provide year-round interest. Staff feels that the proposed landscaping provides for <br />adequate coverage around the perimeter of the building, the perimeter of the site. the parking lot, <br />and along the street frontage. <br /> <br />Sigllage <br /> <br />The,Haci~nd~ Design Guidelines state that all new buildings should propose a comprehensive <br />sign program for the entire parcel at the time the project is submitted for approval. At this time, <br />however, the applicants have only shown conceptual locations for two monument signs on the <br />site. A comprehensive sign pro.am would be submitted for design review when the furore <br />tenants have been identified.
