A roofed Wash <br />enclosure would be located at .the far eastern corner of the parking lot and would be screened <br />with veg~afion. <br /> <br />-An appr~imatety 1,500 sq. ft. ou~loor plaza would be located on the west side of the building, <br />including ~ benches and a small landscaped patio be/ween the building and the parking lot. <br />The plaza would function as an outdoor smoking area for employees. Public an is proposed for <br />the-northwest corner of this pln?n. <br /> <br />The buildi~ elevations would feature off-white concrete flit-up walls with recessed entries, <br />concrete l~els with granite accents, and large expanses of arctic blue glass with white mullions <br />to r~atch !he building. An interesting detail of the project is the deep, curved barrel-shaped <br />roof propose{on one half of the su'ucmre. A standing seam roof is proposed on the flat-roofed <br />portion of tbe building and curved to compliment the barrel roof. Vertical articulation would <br />be ~ccomplisbed through the transition of building materials on each elevation. Horizontal <br />articulation would be achieved through the use of curved mullions between windows, granite <br />window sills, and the barrel-shaped roof over a portion of the building. <br /> <br />Approximately 35 pement of the site area is proposed to be landscaped. A majority of the <br />existing land~a~ing on the site will remain, including existing landscaping in perimeter parking <br />areas, existing berms, and mature Bradford Pear, Evergreen Ash, London Plane and Deodar <br />Cedar trees along Hopyard Road and Gibraltar Drive. A variety of new 5-gallon shrubs, IS- <br />gallon tr~s, lawn and ~'oundcover are proposed for landscaping adjacent to the building. This <br />landscaped area averages 15 feet in width on the north, south, and east sides of the building and <br />is larger on the west side of the building where the outdoor plaza is proposed. All landscaped <br />areas would be fully irrigated with an automa.tic irrigation system. The design of the new <br />landscaping would match the existing landscaping and is designed to be consistent with the <br />requirements of the Hacienda Design Guidelines. <br /> <br />IV.
