Chamberlin Associates has applied for PUD design review approval to construct a two-story <br />spectshaiv~ office building and related site improvements on Site IA in the Hacienda Park <br />(please relbr to the attached location map). <br /> <br /> The subjeet site has the CPD (Retail/Commercial/Financial) Hacienda Park land use designation, <br /> which allows a variety of commercial and office uses. A copy of the permitted uses for this <br /> property is provided in the Planning Cowmlssion's packet. Because office uses are permitted <br /> uses for this site by the Hacienda Park PUD Development Plan, no modification of the <br />- development plan is required for this proposal; only design review approval by the Planning <br />Commission. <br /> <br />II.. S/TE DESCRIPTION <br /> <br />The 2.7 agre zite is bounded by Hopyard Road to the west, Gibraltar Drive to the north, the <br />Cou.*v]ard Marriot hotel site to the south, and by the U.S. Post Office and the new Prudential <br />offie~ building to the east. The Signature Center office complex is located to the west, on the <br />opp~ite side of Hopyard Road, and the Four Points Sheraton is located~to the north, on the <br />opposite side of Gibraltar Drive. The site is virtually fiat with landscaping and site <br />improver~nts from the previous restaurant development still in place. The proposed building <br />and site improvements would replace the existing single-story Pedro's restaurant building and <br />some parking spaces. The existing, perimeter berms and landscaping would be retained and <br />incorporated into the proposed project. <br /> <br />HI. PROJECT DESCRIPTION <br /> <br />The appliaant is requesting PUD desiga review approval to demolish the existing Pedro's <br />restmrant building and portions of the parking area tocoustruct a two-story office building <br />totaling 44,2~0 square feet. The project has been reviewed and approved by the Hacienda <br />Owners Association. The building would be located a minimum of 122 feet from the site's <br />Hopyard Road property line, 43 feet from the common driveway easement to the east, 110 feet <br />from the southern property line, and 103 feet from the Gibraltar Drive property line. In the <br />Hacienda Park, comer parcels are defined as having front property lines on both street <br />fromages. <br /> <br />Vehicular access to the site would be provided by existing driveways off Hopyard Road and <br />Gibraltar Drive. In addition, a common driveway on the east side of the property provides <br />access to Chabut Drive.
