Staff believes the site layout is generally well designed in <br />that it provides ample setbacks to the proposed building, it provides generous landscaping, and <br />it evenly distributes proposed parking around the building. <br /> <br />Cireml~tio~/l~rkiag <br /> <br />As d~cussed above, the two existing entries from Hopyard Road and Gibraltar Drive would be <br />mainlaine~ o~ the site. Additionally, an existing common drive aisle on the South side of the <br />property will continue to provide access to Chabot Drive. Thus, no change in local access <br />circulation patterns is anticipated. <br /> <br />The applicant has redesigned the site to provide 177 spaces for the proposed office building, <br />equivalent to one space per 250 sq. fL of floor area, which meets Hacienda Design Guideline <br />parkiag requirements.
