45 dB Ldn. The commercial PUD development plans must show how this policy will <br />be met, using site design and construction practices. <br />2. Impact L3a. Some portions of the proposed golf course would be exposed to noise <br />levels in excess of a Ldn of 65 dB. <br />Mitigation Measure: None. <br />Findine: Changes or alterations have been required, or incorporated into, the Project <br />which avoid or substantially lessen the significant environmental effect identified in <br />the Final EIR to a less than significant level. <br />Facts in Sunnort of Findine: The impact will be avoided or reduced based on the <br />following: <br />a. The golf course has been eliminated from [he GHCBI Project, Phase I, so <br />these noise impacts will not occur. If, during the consideration of uses for Phase II, a <br />golf course is considered for the currently unplanned future public space, additional <br />environmental review will occur at that time. <br />3. Impact Lab. Portions of the proposed community park (nn the Central Pazcel) <br />adjacent to Bemal Avenue would be exposed to noise levels in excess of 65 dB Ldn. <br />Mitigation Measure: None. <br />Findin :Changes or alterations have been required in, or incorporated into, the <br />Project which avoid or substantially lessen the significant environmental effect <br />identified in the Final EIR to a less than significant level. <br />Facts in Support of Finding: The impact will be avoided or reduced based on the <br />following: <br />a. The GHCBI Project, Phase 1, does not provide for a community park. <br />Therefore mitigation measures f'or a community park are not needed. If, during the <br />consideration of uses for Phase II within the currently unplanned public space includes <br />consideration of a community park, additional environmental review would be needed <br />to mitigate noise impacts, if any. <br />4. Impact Lac. Portions of the proposed neighborhood park on the West Parcel <br />adjacent to Bemal Avenue would be exposed to noise levels in excess of 65 dB Ldn. <br />Mi~a[ion Measure: <br />36 <br />
