d. Phase I has sited a 1-acre fire and emergency services station in the Central <br />Parcel, adjacent to Bemal Avenue. This site has been selected because i[ provides <br />convenient access to Valley Avenue north of Bemal Avenue, and to southeast <br />Pleasanton. <br />G. Public Services: Parks and Community Services <br />1. Im~ct Hl: Potential for interference with the location of a 35-acre community <br />park on the Bemal property. <br />Mitieation Measure: <br />Measure H 1. Provide an option for the City [o expand the 20-acre community park to <br />up to 35 acres, as provided by the General Plan, in a contiguous, appropria[ely- <br />configured pazcel. <br />Findine: Changes or alterations have been required in, or incorporated into, the <br />project which avoid or substantially lessen the significant environmental effect <br />identified in the Final BIR to a less than significant level. <br />Facts in Support of Finding: The impact will be avoided or reduced based on the <br />following: <br />a. The GHCBI Project Phase I no longer provides for a community pazk. <br />Instead, the City will receive 320 acres for currently unplanned future uses, which may <br />include a community pazk. Phase I of the GHCBI Project has been sited [o maximize <br />the usefulness of the 320 acres being received by the City. In the Central Pazcel, there <br />aze sufficient sites to locate a 35 acre community park, if included in the future as part <br />of [he Phase II development. <br />b. 1'he General Plan reference to a 35-acre park is not mandatory; it is <br />illustrative of where potential community parks meeting Citywide community pazk <br />acreage could be located. <br />2. Im_ av ct H2. Potential for inappropriately-located, -sized, or -configured <br />neighborhood pazks. <br />Mitieation Measures: <br />Measure H2a. Assure that neighborhood parks, or neighborhood park-type <br />improvements in community parks, aze located within one-half mile of all residential <br />areas. <br />20 <br />
