Measure G 1 a. The City will monitor the pace of development on the Specific Plan site <br />and either construct the fire station in a timely manner with respect to the project <br />construction or implement interim provisions to meet fire safety needs consistent with <br />City policy. <br />Measure Glb. Require [ha[ all residences or other buildings outside the five-minute <br />response time azea be equipped with fire sprinklers. <br />Findine: Changes or alterations have been required in, or incorporated into, the <br />Project which avoid or substantially lessen the significant environmental effect <br />identified in the Final EIR to a less than significant level. <br />Facts in Suonort of Finding: The impact will be avoided or reduced based on the <br />following: <br />a. Phase I locates a new station to the Central Parcel of the GHCBI Project site, <br />(see Specific Plan Land Use Policy 2, Guideline 2.1 and Fire Protection Policy 1), so <br />[hat most of the GHCBI Project site will lie within the five-minute zone, the response <br />time to the south-central portion of the City will be improved and the Fire Department <br />will be able to better implement its plans fot Citywide comprehensive fire protection. <br />PUD Condition _ requires the Property Owner to dedicate a site in the Centra] Parcel, <br />adjacent to Bemal Avenue, near the Village Commons, for a new fire station. <br />b. The City of Pleasanton intends to relocate Fire Station # 1 to the Bernal <br />Property as soon as the move is Feasible. The City has adopted an impact fee <br />mitigation program [hat will provide funds to constmct the new fire station. The City <br />will establish alternative means of providing fire service in accordance with City <br />policy should the new station not be operational before development occurs outside [he <br />five-minute response time area. Thus, Mitigation Measure Gl a will reduce Impact <br />Gl. The timing for construction of the new fire station is at the City's discretion <br />c. The timing and amount of development not protected by sprinklers outside <br />of the five-minute response time is subject to the City's determination of acceptable <br />risk. <br />d. PUD Condition _ requires all buildings greater than 8,000 square feet, <br />including multi-family and commercial stmctures, to be equipped with automatic <br />sprinkler systems. <br />e. Specific Plan Fire Protection Policy 2, Guideline 2.3, requires that residences <br />that cannot be served within a satisfactory response time ttom the new fire station site <br />to be equipped with automatic sprinkler systems. <br />f. All constmction on the GHCBI Project site must comply with Uniform Fire <br />Code and City Firc Code requirements. <br />18 <br />
