Special paving, either textured or colored, shall be used for pedestrian walkways, <br />and to indicam areas across drive aisles for pedostrian crossings. <br /> <br />g. The 15 feet wide landscape strip along the freeway right-of-way immediately <br />adjacent to the property line shall be planted with deodar cedar and flowering pear, at <br />a maximum of 27' on center. Large masses of flowering shrubs (escaloala towards the <br />freeway fight-of-way and raphiolepis towards the site) shall be installed for at least 50% <br />of the total 15 feet width. <br /> <br />h. Additional, denso landscaping in accordance with the species and sizes indicated <br />in the guidelines shall be added behind Majors A and B. This landscaping should <br />transition into the Wal-mart planting plan near the property line, and should contain <br />complementary species. <br /> <br />i. The project landscape architect is to work with the Planning Department and the <br />applicant to produce landscaping (including trees) along the freeway that will not detxact <br />from the freeway visibility of the sign, but which will add more trees and larger shrubs <br />along the freeway right-of-way. <br /> <br />j. The non-permitted eucalyptus specie along the back of the major tenant building, <br />and in the parking area at the easterly end of the same building shall be replaced with <br />an approved parking int tree specie. <br /> <br />k. Tree species at the northerly end of Pad B shall be replaced with an approved <br />"interior zone" tree. <br /> <br />1. The landscape plan shall indicate the location of trellises and the vine specie(s) <br />that will be climbing them. <br /> <br />Except where otherwise noted or eonditioned, all trees used in parking lot landscaping <br />and as accent trees in the PSEs shall be a minimum of 15 gallons in size and all shrubs <br />a minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />19. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br /> Director that the landscaping has been installed in accordance with the approved <br /> <br /> <br />
